The Land Is the Product
DiVosta assembled the acreage north of Island Way and opened sales in 2021, and the parcel map is the whole pitch. Homesites run from about an acre to five, the recorded median lot sits just under an acre, and the biggest parcels carry the community's top sales. The houses are new estate construction in the current vocabulary. The land underneath is what Jupiter had stopped offering new.
That combination has no local twin. The golf communities sell membership, the family gates sell quarter acre lots, and the old acreage neighborhoods sell renovation projects. Bridgewater sells warranty-new houses on land measured in acres, and the ledger shows buyers paying for exactly that.
The County Line
One honest paragraph belongs in every Bridgewater conversation. The mailing address reads Jupiter and the deed records in southern Martin County, a few minutes above the line. Property taxes bill through Martin County and schools assign through its district. The drive to Jupiter's beaches, marinas and restaurants runs the same ten minutes as the communities a mile south. Buyers should know the county before the contract, not at the closing table.
The Market
The first two resale years recorded 14 closings at a median of $3.8M and $937 per square foot. Market time runs longer here than on the Jupiter grid, about three and a half months at the median, because acreage buyers are fewer and pickier. The sales that moved fastest priced the land honestly against the recorded comps rather than against the builder's final releases.
The ceiling is the story to watch. The record closed at $8M, set on 19505 SE Turnbridge Drive in Jul 2026, and the largest parcels have not all traded yet. Each one that does resets the top of this ledger.

The Ledger
Every recorded closing from the community's resale history fits in one table, which is itself the scarcity argument. Read the lot column first. Price follows the land here more tightly than any other number.

Who It Fits
The carrying math also differs from the club tier. There is no course and no club inside the gate, so the association covers the gate and the common areas and nothing else. Owners who want golf join where they like, and owners who do not stop paying for it. At this price point that difference compounds into real money over a decade of ownership.
Bridgewater fits buyers who want privacy measured in distance rather than gatehouse staffing: car collectors, equestrians short of Caloosa scale, and households that outgrew the golf community lot. It competes with Ranch Colony's acreage and the Jupiter Farms renovation market, and wins whenever new construction matters. Serious buyers prepare before touring, because a dozen chances a year is the whole market.
Bottom Line
Bridgewater recorded 14 sales in two years at a $3.8M median, with the record at $8M and the median lot just under an acre. It is Jupiter's only answer for new construction on acreage, and its deeds record in Martin County, which changes paperwork rather than the drive. Land first, house second, county stated plainly.
For a buyer at Bridgewater: price the parcel before the finishes, and verify the Martin County tax and school lines before you write the offer.
Every figure is a BeachesMLS recorded closing from November 2024 through October 2026, scoped to the Bridgewater subdivision records with City Jupiter, board twins deduplicated on address and price. Medians are used throughout. Counts entering November reflect the boards' recording lag.
Community facts follow the public record: DiVosta assembled the land and opened sales in 2021, with roughly one hundred homesites of about one to five acres. Deeds record in southern Martin County under Jupiter mailing addresses. This is market description, not a valuation of any property.
