Sonoma Isles: One Listing at a Time

Sonoma Isles is what Jupiter's family ladder built next. DiVosta opened sales in late 2015 and delivered close to three hundred homes around a chain of lakes off Indiantown Road, behind a staffed gate. The community now trades as the newer rung above Rialto. The last two years recorded 31 closings at a median of $2M, usually with a single listing on the market at a time. Every sale is below, with the lake premium that organizes all of it.

The Product

DiVosta built the community in one sustained push from 2016, which gives Sonoma Isles something Jupiter's older gates cannot offer: a whole neighborhood still inside its first decade. Plans run four to six bedrooms around pool decks, original owners still dominate, and resale stock arrives lightly used. The long lake exposures are the premium product and the record setters.

The Market

The last two years recorded 31 closings at a median of $2M and $497 per square foot, with about two and a half months to contract at the median. Supply sits near zero between listings, so each sale resets the comp set. The lake lots break upward from the band and the record stands at $3.2M.

The Ledger

The complete tape follows. The spread between interior and lake exposures is the number worth studying, because it is the one decision a buyer here cannot change later.

Sonoma Isles or Rialto

The two communities share a formula and a buyer pool, so the comparison decides most searches. Rialto answers with a lower entry and a longer track record. Sonoma Isles answers with construction a decade newer, a staffed gate and the premium the market pays for both. The recorded medians sit about half a million apart, which is the age gap priced. Households usually know within one tour which side of that trade they are on.

Bottom Line

Sonoma Isles recorded 31 sales in two years at a $2M median, one listing at a time, with lake lots setting a $3.2M record. It is the newest product in Jupiter's family tier and prices like it. Decide lake or interior first, then be ready, because the market rarely offers both in the same month.

For a buyer at Sonoma Isles: pick your exposure before you tour, and move when your lot type appears. The community trades one decision at a time.

Every figure is a BeachesMLS recorded closing from November 2024 through October 2026, scoped to the Sonoma Isles subdivision records with City Jupiter, board twins deduplicated on address and price. Medians are used throughout. Counts entering November reflect the boards' recording lag.

Community facts follow the public record: DiVosta opened sales in late 2015 and delivered close to three hundred homes behind a staffed gate off Indiantown Road. This is market description, not a valuation of any property.

Frequently Asked Questions
Off Indiantown Road on Jupiter's west corridor, in Palm Beach County, minutes from the turnpike and about twenty from the beaches.
The recorded median over the last two years ran $2M at $497 per square foot, with the record at $3.2M on a lake exposure.
Same formula, newer vintage, higher price. The homes arrive about a decade younger and the medians sit roughly half a million apart, which is the market pricing the age gap.
Original owners still dominate a community delivered within the decade. One listing at a time is its normal state, and the lake lots rarely wait.
