Jupiter Inlet Colony is its own town, and that is the first thing to understand about it. Incorporated in 1959, it occupies the southern tip of the barrier island at the Jupiter Inlet, a fifth of a square mile with water on three sides. The colony is single family only, 231 homes on a simple grid of quiet streets, with its own government and its own police department.

The second thing to understand is the scarcity. The county’s 2025 tax roll records 231 homes and just six vacant lots, with no room to plat more. Turnover runs to a handful of homes in a typical year. When the colony trades, it trades at the top of the north county market, and an October 2024 sale reached $30.2M.

The colony began in 1953, when developer Charles Martyn bought 86 acres at the island's southern tip from owners including Jock Whitney, Joan Whitney Payson and Michael Phipps. Oceanfront lots sold for $7,500. Six years later the residents incorporated as a town, and the colony has governed itself ever since.

That independence is not a formality. The town runs its own commission and its own police department, and safety has been part of its identity for decades. Early residents included the golfer and club designer Toney Penna, and Perry Como lived on Lighthouse Drive for 29 years.

The Atlantic runs the colony's eastern edge, the Jupiter Inlet wraps its southern point, and the Intracoastal borders it to the west. No home sits more than a few hundred yards from water, and the inlet puts the ocean minutes from a dock. The lighthouse stands directly across the inlet, close enough to read from the beach.

At the mouth of the inlet sits the colony's private beach club, with membership voluntary and separate from home ownership. A small private marina operates beside the colony on the Intracoastal side.

The original colony was built as modest seaside cottages in the 1950s and 1960s, and a generation of rebuilding has been replacing them with new construction estates. Both markets trade side by side. Renovated cottages open the market, while new oceanfront and inlet-front estates set its top.

Lighthouse Drive is the signature address, running the ocean side of the grid. The premium rows face the Atlantic and the inlet, and they are where the colony's records are set.
