About Stone Creek Ranch

Stone Creek Ranch runs on a different theory of luxury than every club community around it: no golf, no clubhouse, no circuit of amenities. Just 37 estates share 187 gated acres between Delray Beach and Boca Raton. Kenco Communities planned it in the early 2000s and held the line on scale. Owners built custom compounds of 10,000 to more than 20,000 square feet on parcels from two and a half acres.

The scarcity model produced exactly what it promised. The community built out and sold through by 2024, its owners include names the luxury press follows, and a January 2025 sale reached $50.5M.

How It TradesRarely, at the top of the inland market

Most gated communities sell an amenity package and amortize it across hundreds of homes. Stone Creek Ranch inverted the formula: fewer than forty owners, land measured in acres, and privacy enforced by distance rather than rules. More than a third of the property stays open as landscaped greenbelt and water.

The result trades like art rather than housing. When an estate lists, its comparables are the community's own handful of prior sales, and 2025 proved the range: three closings from $18.995M to $50.5M.

Every home is a custom compound, most built between 2017 and 2024. The parcels invite scale: show garages, guest houses, sports courts and water frontage on the community's lakes. The architecture runs from Palm Beach classical to sharp contemporary.

Owners here choose the enclave precisely because it is not a club. Those who want golf join clubs nearby and come home to acreage.

A gated enclave of 37 custom estates on 187 acres in West Delray Beach, developed by Kenco Communities. Every parcel runs two and a half acres or more, with over 70 acres kept as greenbelt and water. There is no club component, by design.

At the top of the inland market. Three 2025 closings ran from $18.995M to $50.5M, with the January 2025 sale setting the enclave’s record. Current inventory and closings are in the market table on this page, which updates automatically.

No, and that is the point. The association maintains the grounds, the gate and 24 hour security, and owners who want golf join the clubs minutes away in Delray and Boca. The enclave sells land and privacy rather than amenities.

Custom compounds commonly run 10,000 to more than 20,000 square feet on parcels from two and a half acres. Guest houses, show garages and sports courts follow where owners want them. Most were built between 2017 and 2024.

Rarely, with 37 estates and owners who built to stay. The 2025 run of three closings was an unusually active year, and quiet transfers happen between listings. Serious buyers register interest with us ahead of inventory.

In West Delray Beach off Lyons Road, between Delray Beach and Boca Raton. Both downtowns are about twenty minutes away, and the location splits the difference for families using both.

The January 2025 closing reset the ceiling for the county’s inland estates. It confirmed what the enclave’s owners already believed: at this scale, Stone Creek Ranch competes with the waterfront rather than with other gated communities.
