The Ranking
BeachesMLS recorded closings, scoped by community subdivision records
Two communities are missing on purpose. Ranch Colony and Trump National carry feed naming that cannot be scoped cleanly against neighbors. Rather than publish polluted counts, we cover them separately, Ranch Colony in its own corridor guide. Atlantic Fields sits in Martin County and outside this table's scope.
Reading the Columns
Liquidity is the most underrated column. A community clearing fifty houses a year gives owners current comparables and real exits. A gate trading five times a year prices everything off scarcity and patience. Median tells you the neighborhood you will actually live in, and the ceiling tells you what the community's best product earns. Pace is the negotiation column. Where the median sale clears in under a month, sellers hold the leverage, and where it runs past three months, prepared buyers do.
The columns also move together in telling ways. The busiest gates pair high liquidity with moderate medians, the classic sign of broad, durable demand. The highest medians sit in the thinnest markets, where a handful of closings sets the number and a single estate can move it. Neither pattern is better. They are different instruments.
Choosing Yours
Optimize for liquidity and daily convenience and the Gardens' big gates lead, the same engine we read in the Gardens investment answer. Optimize for golf pedigree and scarcity and the Jupiter corridor's quiet clubs trade rarely and hold accordingly. Optimize for water and the ranking bends toward Royal Palm and Admirals Cove, the two gates where the yacht matters as much as the course. The full set lives on our gated communities page, and club terms always come from the clubs.

Bottom Line
The recorded year ranks the gates honestly. The busiest communities offer liquidity and current comparables, the thinnest offer scarcity and ceilings, and the middle offers the blend most families want. Pick the column that matches your life, then let the community's own recorded year, not its brochure, confirm the choice.
For buyers comparing gates: ask every community for the same four numbers this table holds. The brochure describes the lifestyle. The recorded year prices it.
Figures are recorded BeachesMLS single family closings for each community's subdivision records across Palm Beach County municipalities, October 2025 through October 2026, deduplicated across boards. Communities whose feed naming cannot be scoped cleanly, Ranch Colony and Trump National Jupiter, are excluded rather than estimated, and Martin County communities sit outside the scope. Rankings order by recorded sales count.
Medians summarize recorded closings only. Off market sales, common in the thinnest communities, are not visible to the feed. Club membership terms come from the clubs, and we do not publish fee figures.
