The Nearest Keys in the Pipeline

Caretta broke ground in December 2023 at 1011 US Highway 1, at the corner of Donald Ross Road in Juno Beach. Much of the county's pipeline runs on horizons of 2027 through 2029, so a buyer elsewhere signs years ahead of a closing. Here the owners take keys while most of the field is still pouring concrete. Published timing has shifted during construction, and the sales office confirms current delivery dates for any given residence.

The Village Format

The format is the project's argument. Four buildings of five stories, lettered A through D, share 5.5 acres with roughly 22,000 square feet of shops and restaurants at street level. Homes run two to four bedrooms across roughly 1,820 to 3,400 square feet. Nine of the ground floor residences come with a private pool, and a rooftop infinity pool and spa serves the rest. The sand sits about 400 yards from the property, an ordinary walk rather than a drive.

The town around it explains the plan. Juno Beach builds low and has built little, with no condominium project of this size in many years. Every figure in both ranges is an offering price rather than a recorded sale, and no closing has yet recorded at the building. The floor rose. A buyer who wanted the least expensive home at launch faced $1.5M, and a buyer today faces a reported $2.5M, a million dollars higher after three years of selling. The reported ceiling fell from $8M to $4.1M. The likeliest reading is that the largest homes found buyers early, though contracts are private and no deed proves it. What can be said plainly is that the offered spread narrowed from both ends while the entry climbed.

What the Move Says

Developers reprice against the demand they see in their own galleries, and this one raised the entry by a million dollars over three years. The signal reaches past one address. Nautilus 220, the north county's other 2026 delivery, opened in March above the Lake Park marina more than ninety percent sold. Read together, the two projects point to steady demand for new homes in the north county at these prices. The next test is recorded closings, and Caretta's first deeds arrive with its first keys.
