A Small Market That Repriced Anyway
Per the Palm Beach Luxury Deed Census, the district recorded 95 qualified house sales worth $325.3M from January 2021 through June 2026. The count never passed 35 in a year and fell as low as ten. The median house sale ran $2.5 million in 2021 and $5 million in 2024. The median price per square foot was $772 in 2021 and has run above $1,100 in every year since 2024. The supply side explains the shape. El Cid is a built-out historic district of roughly 280 contributing buildings where most owners stay, so a repricing this steep happened across remarkably few transactions.
The small numbers cut both ways, and 2024 shows how. That year's $5 million median rests on ten sales that happened to include the district record and two newly built houses. The 2025 and 2026 medians stepped back as more of the original cottage stock traded. In a market this size, the mix of what sold moves the median more than prices do. That is why the per-sale ledger at the foot of this page outweighs any summary line.

The Waterfront Traded Twice
The district's eastern edge is the reason the rest of it exists, and it almost never trades. Across the entire window the homes fronting the Intracoastal on South Flagler Drive recorded two qualified sales. The first closed in December 2021 at $4,323,000 with no MLS closing at the address. The second, a 2020 build at 2305 South Flagler Drive, closed in January 2024 at $16,588,640, the most expensive sale ever recorded in the district. The figure works out to roughly $3,170 per square foot on the appraiser's footage.
That one sale resets the context for every interior street. It closed at nearly six times the district's whole-window median house sale, a premium closer to the island-facing condominium market than to the rest of the mainland. The row's next test is already listed. A new 2025 house on the same drive entered the market in November 2025 asking $21.9 million, a third above the record. It remains open more than ten months later. Asking prices are positions rather than results, and on this row the results are six years apart.
Nineteen Gains, One Loss
Twenty houses recorded two qualified deeds inside the window, and nineteen resold above their prior deed, at a median gain of 49 percent. The widest arcs belong to the lots that were rebuilt. A 1952 house at 201 Sunset Road recorded at $1,925,450 in March 2021, came down for new construction, and the finished house recorded at $9,375,000 three years later. Another Sunset Road lot ran $1.75 million to $5 million on the same path. The district's historic protections govern its contributing homes, and the non-contributing lots between them carry steep teardown economics.
The renovated historic stock moved nearly as hard. A 1925 house on Valencia Road gained 86 percent in thirteen months across a renovation, and a 1925 house on Cordova Road gained 88 percent across four years. The ledger holds one loss. A Sunset Road house bought at $4,150,000 in June 2022, near the top of that cycle, took a 667 day campaign to close at $3.6 million in May 2026.

One Sale in Eight Shows No MLS Closing
Thirteen of the 103 transactions, worth $42.4M together, recorded at the county with no MLS closing at the address, per the Private-Sale Index through June 2026. The largest was a Valencia Road house at $5.6 million in July 2021, and the quietest was the waterfront itself, the December 2021 Flagler sale. The two-lot Cordova assemblage that recorded at $10,868,850 in February 2026, the window's second largest transaction, did reach the board. Even so, every year of the window carries at least one private closing, most recently two in June 2026.
The share matches what we have measured across the county in our off-market study. A buyer watching the portals therefore sees most of this market but not all of its evidence. Several of the district's better comparables, including one of its two waterfront data points, exist only in the deed record.

Where the District Stands This Fall
The first half of 2026 was the district's busiest half-year since 2021, with 14 house closings, and then the record went quiet. As pulled on October 5, 2026, the appraiser shows no qualified deed in the district since June 29, and recording lag can account for part of that gap. Sellers are also working longer for their results. The houses that closed through the MLS in 2021 carried a median 41 days on market, and the 2026 group carried 152.
Three single family listings were open on the regional feed on October 5, 2026, led by the new waterfront house asking above the district record. The other two sit on Pershing Way, and one is a newly finished rebuild. Its lot closed through the MLS at $2.3 million in August 2024, and its new 2026 house now asks $6,795,000. Bottom Line
El Cid's ledger is small and lopsided. The waterfront sets a ceiling it almost never tests, the rebuilt lots show the steepest gains, and the renovated 1920s stock climbed behind them. A share of the evidence carries no MLS closing. Price any house here against the parcel's own history before the neighborhood's averages, and read the higher-volume Southend to its south as a separate market.

The ledger is the Palm Beach County Property Appraiser's Advanced Sales Search for ZIP 33401, qualified sales only at a $1,000,000 floor, pulled on October 5 of 2026. We then filtered it to the district's street grid: Flamingo Drive south to Dyer Road between the Intracoastal and Dixie Highway, plus the short interior lanes. Sales below $1 million, disqualified transfers and the condominium buildings outside the district are excluded.
The 104 deeds resolve to 103 transactions. The February 2026 sale of 256 and 262 Cordova Road recorded as two allocated deeds on the same day, $5,797,336 and $5,071,514. It is counted once at the combined price its single MLS closing carried. Eight deeds belong to the Magnolia Court townhomes on Flamingo Drive and South Olive Avenue, built 2002 to 2004. They are reported separately from the 95 house transactions and excluded from house medians, per our product segmentation rule.
A transaction is attributed to the MLS when Beaches MLS shows a closing at the address, or at the same street and price, within 75 days of the deed. The March 2022 sale of 155 Pershing Way listed on the board under a Flagler Drive address variant and is counted as an MLS sale. Beaches MLS also records a $3.2 million closing at 2405 South Flagler Drive in March 2021 that the appraiser does not mark as a qualified sale. It therefore appears in no figure here. The August 2024 lot sale on Pershing Way noted above is in the same category and likewise sits outside the ledger.
Price per square foot uses the appraiser's square footage, which can differ from MLS living area. Deed dates can run days from MLS close dates, and the appraiser's qualification coding can trail recent recordings. The quiet third quarter of 2026 therefore reflects the record as pulled, not the final word.
