Over a Third of Ocean’s Edge Has Changed Hands Since 2021

Turnover is the quietest number a small building carries, and at Ocean's Edge it has stopped being small. Between January 2021 and September 2026, fourteen of the forty residences at 5050 North Ocean Drive recorded a sale, and one of them recorded two. Over a third of the building has changed hands in under six years, about $49.5 million of recorded closings in all. This piece is the ledger behind that number: every sale, what each ran against its asking price, and the two distinct waves that produced them. Fourteen Homes in Six Years

Fourteen of the forty residences at Ocean's Edge on Singer Island recorded a sale from January 2021 through September 2026, per the Palm Beach Luxury sales file from Beaches MLS. That is 35 percent of a 2008 Toll Brothers building in sixty-nine months. The other twenty-six homes have no recorded sale in the window at all.

The count matters because small buildings hide their own liquidity. A tower with four hundred units posts sales every month and a buyer can always find a fresh comparable. A forty home building looks illiquid from the outside, showing a bare listing page for months. The record says otherwise here. Homes at Ocean's Edge do become available, at a pace of two to three closings a year across the window. The quiet stretches ended with clusters of sales rather than single ones.

The Closing Ledger

The fifteen closings below are every recorded sale we hold for the building in the window, deduplicated across boards and listed newest first. They sum to about $49.5 million. The range is wide because the homes are, from a 2,818 square foot three bedroom to the 7,977 square foot penthouse. The ledger prices that spread from $1.3 million to $7.25 million.

Two Waves, a Quiet Middle

Nothing about this ledger is evenly spaced. Six closings landed in 2021, as the island absorbed the demand surge that followed 2020. Calendar 2022 recorded nothing. Two sales bridged 2023, and 2024 went silent again. Then the current wave opened in late October 2025 and has recorded seven closings in eleven months, the busiest run in the window. Our second-quarter island report found the same acceleration across Singer Island's top end, so the building is moving with its market rather than against it.

The two waves also priced differently. The 2021 group carried a median of $709 per square foot and found buyers in a median of 65 days. The current seven carry $844 and 138 days, a repricing of 19 percent on the median foot, bought with slower campaigns. The island's broader tier structure, mapped in our 2025 island report, moved the same direction over those years. The current wave's fastest sale took no market time at all. Unit 1401 closed in December 2025 with zero recorded days on market, at the wave's top price of $4.5 million.

Asking Against Closed

Every one of the fifteen closings recorded below its final asking price, the ledger's one standing lesson: an asking price is a proposal, and the deed is the verdict. The median closing in the window ran 90.7 percent of the last published number. The discipline is improving. The spring 2026 closings gave up five percent or less, while the 2021 group averaged roughly ten.

The exception proves the pattern. Unit 1203 spent 253 days on market and closed in September 2026 at 84.2 percent of its final asking price, the widest concession in the window. The campaigns that priced against the recorded medians cleared in weeks and kept most of their number. The campaigns that priced against hope paid for the difference in time first and in price second.

Under Contract Now

One campaign is working as of October 2, 2026. Unit 703, a three bedroom on the seventh floor, went under contract after a listing that opened in late October 2025 and reduced to $2,149,000 along the way. Its closing will post to this ledger as the sixteenth entry. Nothing else at the building is on the open market today, which matches the record's rhythm: supply here arrives in clusters, with long quiet stretches between them.

The quiet stretches are not always empty. The building page notes that some Ocean's Edge sales are agreed before a public listing appears. Bottom Line

The ledger says Ocean's Edge trades more than its size suggests, in waves rather than a stream. Recorded prices climbed a fifth on the median foot between those waves. Buyers who waited for the open market still saw fifteen chances in the window. The sixteenth is under contract now and should record before the end of 2026.
