Where a Gardens Tax Dollar Goes
A Palm Beach Gardens tax bill is twelve separate levies added together. Each taxing authority sets its own rate in September, and the Property Appraiser applies all of them to the same taxable value. The School District takes 6.32 mills in two parts, one set by the state and one by the local board. The city takes 5.0537. The county and its library take 5.08. The remaining 1.40 mills fund the Children's Services Council, the Health Care District, the water management district and the navigation district that maintains the Intracoastal.
The city's share stands out. Palm Beach Gardens runs its own fire rescue and police departments. The county's fire rescue district does not appear on a Gardens bill, and the city rate carries that cost instead. The table below lists every line with its 2025 rate and what it costs on a $5M purchase.

Three Purchases, Three Bills
Florida resets the assessed value to the purchase price in the year after a sale. A new owner pays on the price they paid. The seller's capped value stays with the seller. The bills below assume that reset and no exemption. Palm Beach Gardens recorded 123 closings at $3M or more in the twelve months through July 2026, most of them inside the club communities. The median price was $4.4M, so that figure sits in the table beside the round numbers.
The rate is the same at every price and the dollars scale with the purchase. A buyer at $10M pays $178,608 a year, and a buyer at $3M pays $53,582. The November discount is 4 percent of the bill, which is $7,144 at the top of this table.

The Gardens and Jupiter, Side by Side
Buyers weighing the two towns ask this often, and the answer is smaller than they expect. A Gardens parcel paid 17.86 mills in 2025. A Town of Jupiter parcel paid 18.73. The gap is 0.87 mills, which is $4,330 a year on a $5M home. Every county, school and district line is identical in both towns. The difference sits in one place. Gardens funds fire rescue inside its 5.0537 mills. Jupiter homes paid the town's 2.3894 plus the county fire rescue district's 3.4581, which is 5.8475 together.
That gap may narrow. Jupiter starts its own fire rescue department in October 2026 and has proposed a town rate that includes a fire fund smaller than the county levy it replaces. The August notices show each owner the exact 2026 figures. For the Gardens, the city has proposed holding its rate at 5.0537 mills for 2026. That is above the roll-back rate of 4.7795, so a bill rises with the assessed value rather than with the rate. With the county and school lines proposed for 2026, the combined Gardens rate would be 17.81 mills, within a rounding error of this year.
The Exemption and the Cap
The homestead exemption removes $50,000 of taxable value on a primary residence. At the Gardens rate that is worth about $735 a year, because the second $25,000 does not apply to the school levies. On a $5M bill the exemption is a rounding error. Its real value is the Save Our Homes cap that comes with it. Once a home is homesteaded, its assessed value can rise by no more than 3 percent a year. If inflation runs lower, the cap is the inflation rate. The market value does not matter. A buyer who holds for ten years ends up taxed on far less than the home is worth. Up to $500,000 of that gap can move with them to the next Florida homestead.
Title matters here. A home held in a trust or a company may not qualify, and the rules on that are not forgiving after the fact. The filing deadline is March 1 of the year after closing. The Calendar and the Discount
The Property Appraiser sets values on January 1 and mails the notice of proposed taxes in August. The hearings run through September. Bills go out on November 1 and carry a discount for early payment. The discount is 4 percent in November, 3 in December, 2 in January and 1 in February. The full amount is due by March 31. On a $5M purchase the November discount is $3,572. Escrowed taxes are usually paid in November by the lender for that reason.
A buyer closing in the second half of a year pays the seller's bill at closing, prorated, and meets the reset the following year. The first full bill at the new value arrives the November after that. Buyers budgeting a Gardens purchase through our buyer services should plan on the reset figure from the start.
What the Rate Leaves Out
The millage covers the ad valorem part of the bill. The same bill can carry non-ad valorem assessments, such as solid waste and drainage, charged per parcel rather than per dollar of value. The homestead exemption does not reduce them and the cap does not apply. Club membership, dues and association fees never appear on the tax bill at all. They are private contracts, and in the Gardens they can be larger than the tax itself, so they belong in the same budget on their own line.
One more line can appear. The Jupiter Inlet District, which dredges the inlet, taxes the parcels inside its boundary at 0.0722 mills, about $361 on a $5M bill. Its southern edge is the section line between Townships 41 and 42, so the line applies to some addresses in the north of the city and not to the rest. The notice of proposed taxes lists every line for the specific parcel, and that notice, not a county average, is the number to model before signing a contract. Bottom Line
Palm Beach Gardens taxes a new owner at 17.86 mills, about 1.79 percent of the purchase price in the first year. On the median luxury purchase of $4.4M that is $78,588 a year. The city collects 28 percent of it because it runs its own fire rescue and police, and the whole stack runs 0.87 mills below Jupiter's. The homestead exemption is worth little in dollars and a great deal in the cap it unlocks.
For a buyer budgeting a Gardens purchase: Budget 1.79 percent of the price for the first year. Add the club and the association as separate lines. File for homestead by March 1 if the home is your primary residence.
Millage rates are the 2025 final rates for a City of Palm Beach Gardens parcel as published by the Palm Beach County Property Appraiser. Twelve levies sum to 17.8608 mills. The county fire rescue district is excluded because the city operates its own fire rescue. The Jupiter Inlet District levy is excluded from the stack and noted separately, because it applies only north of the district's boundary. The worked bills multiply the purchase price by the rate. They assume the assessed value resets to the purchase price and no exemption applies. The homestead figure removes $25,000 from every levy and a second $25,000 from every levy except the two school levies. Non-ad valorem assessments are excluded.
The Gardens median is the median closing price of 123 residential sales at $3,000,000 or more in Palm Beach Gardens. They were recorded in BeachesMLS from August 1, 2025 through July 31, 2026 and deduplicated. The median is rounded to the nearest $100,000. The Jupiter comparison uses the same source and year. The 2026 proposed rates are the figures published for the August notices and were not yet adopted when this was written.
