What the Record Shows
The five year price path is the core of any answer. Measured across both MLS boards and the county deed record, so private sales count, the median qualified house sale rose from $8M in 2021 to $12.9M through August 2026. The path was not a straight line. The 2021 frenzy gave back ground in 2023, and the medians have climbed each year since. Counting every property type, houses and condominiums together, the town recorded about 330 sales in the trailing year, tracked live on our Palm Beach page.
Two features of the record matter most. First, the top keeps setting records, $155M in 2023 and $152M on the open market in 2024. Second, the market repriced and then held rather than retreating. The progression study carries the year by year detail, and the record book holds every large sale behind these figures.

The Arithmetic, Honestly
Run the numbers the way a family office would. The median path compounded at about 10.0 percent a year from 2021 through August 2026, before costs. Against that return stands the carry. Property taxes reset to purchase price for a new buyer, coastal insurance has repriced sharply this decade, and staff and upkeep add their own lines. The county tax guide walks through the tax side in detail. Net of carry, the recent record looks less like a growth asset and more like a durable store of wealth. Call it an inflation hedge that happens to come with a house on it.
Set the island against the instruments its buyers already own. Treasuries pay their coupon in cash and carry nothing. A broad index fund compounds with daily liquidity and never calls about the roof. On pure financial terms those are cleaner vehicles, and choosing among them is advisor work that we do not do. What none of them delivers is the dividend this asset pays: the family lives in it. The house is the one position in the portfolio that hedges the cost of the life its owner actually wants.
The buyer pool explains the durability. The Federal Reserve's 2022 Survey of Consumer Finances put the threshold for the top one percent of American households near $13.6M in net worth. The town's median house now costs about that entire threshold. Palm Beach draws from the top of that distribution, the distribution keeps growing, and the median house is the price of admission. Whether that price is worth paying is a lifestyle question before it is a financial one, which is precisely why the town's owners hold so long.
What an Acre Costs
The clearest way to understand Palm Beach pricing is by the acre, because the island sells ground and the mainland sells houses. In the year through August 27, 2026, closed house sales at $3M and up priced the island's land at a median $39.3M per acre. The lots behind that figure mostly run about a third of an acre. Twenty minutes north in Palm Beach Gardens, land trades at $11.8M per acre and the typical lot is half again as large. The same dollars buy three times the ground. The table below is the county's land ledger in one view.
Jupiter Island sits apart from all of it. The median sale there runs about $7.4M with private deals counted, on a median parcel of 1.1 acres. The record book prices the biggest compounds between about $7M and $12M per acre. The pace at the top is picking up for the right properties: the island's all time record, $58M, closed privately in 2025. Jupiter Inlet Colony tells the same story at the county's north tip. Its nine recorded closings priced land at $25M per acre, and its oceanfront row trades rarest of all.
Back on Palm Beach island itself, age matters less than buyers expect, because the parcel does the compounding. Across the last two years of the town's closed sales at $3M and up, houses built before 1980 traded within about 10 percent of new construction per square foot. The house depreciates and the ground appreciates, so the older house on the bigger parcel is often the better hold. Palm Beach buying reduces to one rule. Secure the largest piece of land you can find at the best price.

The Twenty Minute Question
The table asks a plain question. Is a twenty minute drive worth more than three times the price by the acre? On the island the answer has been yes for a century, because the address itself is the asset. The premium buys the town, the season and the certainty that nothing new will ever be built beside you.
The case for the drive is just as honest. In Palm Beach Gardens the same money buys about three times the land, and the corridor around it carries the county's most complete daily life. Golf, medicine, schools, shopping and dining sit within minutes on PGA Boulevard. Buyers who choose the Gardens are not settling. They are buying acreage and convenience with the island twenty minutes away.
The Supply Side
Palm Beach cannot grow. The town measures about twelve and a half miles from the inlet to its southern line, platted a century ago into roughly 2,200 residential parcels. The ocean bounds one side and the lake the other, and no new street will ever be cut. Every buyer who wants the island is bidding for one of those parcels, and nothing anyone builds elsewhere adds to the count.
Fixed supply does not guarantee appreciation, and 2023 proved the town's prices can fall. What it does is concentrate demand. Houses on the island come up rarely. Fewer than 130 changed hands in each of the last four full years, and the estate tier trades a handful at a time. Scarcity is Palm Beach's structural argument, and it is measured in parcels.
The Island or Twenty Minutes
Palm Beach is irreplaceable, and buyers should also know exactly what surrounds it, because the county offers three distinct answers to the same money. Jupiter Island is the privacy answer: a town of residences and almost nothing else, no shops, no offices, estates from an acre to compound scale. Palm Beach Gardens is the convenience answer. Golf, medicine, schools and retail run the full length of PGA Boulevard, and its land trades at less than a third of the island's price. And Jupiter pairs the water with the best value on lot size in the northern county.
On the mainland side of the bridges, SoSo has become the year round answer, families who want the island ten minutes away and a neighborhood that stays lit in July. Many of the county's buyers end up choosing between being on the island and being twenty minutes from everything it offers, and both are reasonable answers to different questions.
Season and Silence
The honest downsides belong in the answer too. The town lives November through April. In summer much of it goes quiet, with shutters drawn and restaurants on reduced hours. A buyer who expects year round bustle should weigh the quiet before closing day. In season the opposite problem arrives: traffic on the bridges has worsened year over year, and every route on and off the island passes through West Palm Beach.
And there is the price question itself. Set the town's house median against West Palm Beach's at the same seven figure floor, on the same trailing year, and Palm Beach runs about 7 times higher. Nobody can say how much further that multiple stretches. What the record does say is that it has been paid, year after year, by the wealthiest buyer pool in America, for ground that cannot be duplicated.
Who Buys, and Where the Bid Goes
The record also shows who sets these prices and how the island trades. Its biggest numbers are not one time purchases but re-trades. Tarpon Isle sold for $85M in 2021 and again for $152M in 2024. Another estate bought at $26M resold at $40M within a few years. The buyers behind these sales sit at the very top of American wealth, and much of their trading happens privately, which the private share column above confirms.
The estate tier now runs past $100M at the top, out of reach for all but a handful of buyers. That bid does not disappear. It moves. The county's record sale sits in Manalapan, not in Palm Beach, and Jupiter Island's record never touched a listing. The biggest five year percentage gains in the record also sit off the island. Gulf Stream house prices more than doubled per square foot, and club communities in the Gardens posted triple digit gains. The island already carries its premium. The repricing of the big parcels around it is younger, and that is where the sharper moves in the recent record have been. We read that as the market's own answer to the ceiling question, not as advice.
Bottom Line
Here is the whole page in plain words. Palm Beach compounded near 10 percent a year for five years. The carry eats enough of that to make the island a place to keep wealth rather than grow it. The rest of the return is the life itself: the season, the town, the address that cannot be built again. The trade offs are real. Summers are quiet, season traffic is not, and twenty minutes north the same money buys three times the land. The sharper recent gains sit outside the island, in the big parcels around it.
