Before You Buy at Caretta

Buying at Caretta means the shortest wait anywhere in the county's new construction pipeline. Deliveries are beginning in 2026, so the residence a buyer signs for is finished or nearly so. A finished home changes the diligence, because a walk through the actual rooms replaces trust in a floor plan. The paperwork still comes from the developer, and it deserves the same care an early preconstruction buyer would give it. The steps below run from gallery visit to keys.

The Shortest Wait

Caretta is the nearest delivery in the county's new development pipeline. JDL Development and Wanxiang America broke ground in December 2023 on four five story buildings at Donald Ross Road, and deliveries are beginning in 2026. A buyer elsewhere in the pipeline waits years between contract and closing, carrying deposit risk and schedule risk the whole way. Here the construction is nearly done, so the wait shrinks to the developer's closing calendar. Published timing has varied by source, and the gallery at livecaretta.com confirms the current schedule for any residence.

Walk the Residence

Preconstruction diligence is paperwork because paper is all that exists at signing. Delivery stage diligence is physical. A buyer at Caretta can stand in the residence, check the light at the hours that matter, and listen to US Highway 1 from the terrace. Finishes, ceiling heights and sightlines stop being renderings and become facts to verify. Anything incomplete belongs on a written punch list with a completion date, agreed before closing rather than after it.

The inspection extends past the front door. The shops are part of the purchase, so ask which of the roughly 22,000 square feet of retail and restaurant space is leased and what is coming. The rooftop pool and spa, the nine garden homes and the common areas can all be seen as built. None of this is possible earlier in a building's life, and it is the delivery stage's whole advantage.

The Paperwork That Remains

The purchase still runs on the developer's contract rather than Florida's standard resale forms. With it come the condominium documents, meaning the declaration, the budget and the rules. Florida's condominium law gives the buyer of a new residence fifteen days after signing and receiving those documents to cancel, described here at a general level. Those fifteen days are the formal review period, and the documents deserve a complete reading inside them. Your attorney confirms every term, amount and date for your specific agreement.

Title is the other early decision. How the home is held is simplest to settle before signing, and our guide to deed structures in Florida lays out the options. A buyer financing the purchase should note that a delivery stage closing arrives quickly, so the lender's file needs to be ready when the contract is signed rather than after.

Developer Inventory and the Resales to Come

Two markets will exist here over the next year. The developer holds the remaining unsold residences and sells them through the gallery on published pricing. The first owners will eventually create a second market in resales, and with deliveries beginning in 2026 the earliest could surface within a year of the first closings. No closing has recorded yet, so the resale side is a forecast rather than a fact. Our study of Caretta's pricing covers where the reported range stands, and the county new construction guide covers the process across the whole pipeline.

Bottom Line

A Caretta purchase pairs the developer's paperwork with a product the buyer can actually inspect, the rarest combination in the pipeline. The sequence rewards care in two places: a thorough walk through with a written punch list, and a complete reading of the condominium documents inside the fifteen day window. Title gets settled before signing. Keys follow, with deliveries beginning in 2026.

Before you sign anything: Talk to us first. Buyer representation at a new development typically costs the buyer nothing, and we walk the residence with you, punch list in hand, before the window closes.

Building facts, counts and delivery timing follow the developer's published materials as of July 2026, subject to change, and the sales office confirms current dates. Pricing figures are reported offering prices, not recorded sales, and no closing has recorded at the building. The fifteen day cancellation period for new condominium purchases comes from Florida's condominium statute and is described at a general level. The developer's contract governs each purchase, and your attorney confirms every term. As real estate agents we coordinate with your counsel and are typically compensated by the developer rather than the buyer.

Yes, that is the delivery stage's main advantage. With deliveries beginning in 2026, a buyer can walk the actual residence, verify finishes and views, and put incomplete items on a written punch list before closing. The sales gallery confirms which residences can currently be shown.
Yes, within the statutory window. Florida's condominium law gives the buyer of a new residence fifteen days after signing and receiving the condominium documents to cancel, described here at a general level. After the window closes, the developer's contract terms govern. Your attorney confirms how the rules apply to your agreement.
The developer is the only seller today, since no closing has recorded and resales cannot exist before the first deeds. Buying now means choosing from the remaining inventory at published pricing. Waiting means an unknown selection at negotiated pricing, once early owners decide to sell. We track both as the market forms.
