You will probably fall for One Thousand Ocean before you reach the lobby. Fifty-two residences sit low against the sand on a peninsula where the Boca Inlet meets the Atlantic, and the Waldorf Astoria resort operates next door. The visit does the selling on its own. This piece covers what comes after the visit: what the residences have actually sold for, which rules are already written down, and which answers only the association holds. Every figure here comes from recorded closings on the regional multiple listing service (MLS) between January 2021 and June 2026. Where that record stops, we say so and name the document that carries the answer.

The Building on the Sand

One Thousand Ocean opened in 2010 at 1000 South Ocean Boulevard, on the strip of land between the Boca Inlet and the open Atlantic. Garcia Stromberg designed it for LXR Luxury Resorts, seven stories on a coastline of much taller towers. The 52 homes split three ways: beach villas at ground level, tower residences on the middle floors, and penthouses at the top. Every residence includes a private enclosed garage, which is uncommon among oceanfront condominiums, and owners may add a Waldorf Astoria resort membership that the resort prices separately.

Our ranking of Boca's beachfront towers measured the whole corridor, and this building came out as the established leader on price per square foot. In that ranking, dated May 2026, only the new construction at 725 South Ocean stood higher. What the Residences Have Sold For

The regional MLS records 23 closings of $3M and up at the building from January 2021 through June 2026. The median across the window is $6.25M at $1,691 per square foot. The year-by-year figures matter more than the totals.

Seven residences closed in 2021 at a median of $1,236 per square foot. Then the building went quiet, with no closing recorded at this level in 2022. Sales resumed in 2023, and each full year since has closed above the one before it: $1,742 in 2023, $2,007 in 2024 and $2,152 across three 2025 closings. Four closings recorded in the first half of 2026. One of them, a sixth floor residence, recorded $2,158 per square foot and went under contract within three weeks. Nothing has recorded a higher per foot figure at the building since 2023. The 2026 column is a half year wherever it appears on this page.

Five residences in the window sold twice, which is a lot of repeat evidence for a building where annual turnover typically runs in single digits. The pairs show what appreciation actually looked like, home by home. A ground floor two bedroom closed at $3.65M in late 2021 and again at $6.2M in mid 2024. A fourth floor residence closed in 2021 and returned 38 percent higher two years later. The thinnest result sits at the entry, where a third floor two bedroom closed in 2023 and resold two years later at nearly the same price.

What Each Level Costs

The floor a residence sits on matters less than its size, until you reach the top of the building. Ground level villas and the middle floors overlap almost completely, from the low three millions to the mid nine millions, because living area varies more than height. The top two floors are a separate market. Nothing on floors six and seven has recorded below $10.6M in this window.

The chart below spans each band's recorded lows and highs. The lows are mostly 2021 closings and the highs are recent, so much of each band's spread is five years of repricing rather than the floor plan.

The Double Residence That Set the Record

One home explains the top of this market better than any table. Units 603 and 604 appear on the MLS as a single combined residence of about 7,500 square feet, and the combination has sold twice. It carried a final asking price of $13.5M and closed at $12.1M in June 2021, after 212 days on market. The owners returned it to the market two years later with a final asking price of $14.65M, and it closed at $13.04M in November 2023 after 96 days.

For a buyer weighing the penthouses, the pair of closings does two useful things. It shows what the top of the building has actually sold for, and it shows that even the record closed about a tenth below its asking figure. Asking and recorded are different numbers everywhere in this building, and the gap is measurable.

What the Documents Will Tell You

The rules that shape daily life here are already on the record, and two of them matter before you fall any further. Rentals run long term only: a one year minimum lease, one lease per calendar year, and leasing is permitted in an owner's first year. Pets are capped at 20 pounds, which in practice means small breeds. A buyer with a larger dog should settle that question with the association before writing anything.

The money questions have no public answers, and that is normal for a Florida condominium. No public feed carries the building's fee schedule, reserve balances or assessment history. Those numbers reach a buyer through the documents a purchase entitles you to request. Since the Surfside collapse, Florida has required milestone inspections and structural reserve studies for older condominium buildings. One Thousand Ocean opened in 2010, decades younger than most of the corridor, and its own studies say where it actually stands.

Read the paperwork in the order drawn below. The declaration and rules govern what an owner may do. What the building costs and has saved shows up in the budget, the reserve study and the structural integrity reserve study (SIRS). History lives with the minutes and the association's question and answer sheet: past assessments, current projects and whatever the board is planning next. Underfunded reserves are the leading predictor of a future special assessment, so the middle set deserves the most time.

Insurance sits beside the fee rather than inside it. Master policy premiums for oceanfront buildings across Palm Beach County have increased materially since 2022, and that cost flows through the association's budget into the monthly figure. Your own unit coverage adds to the carrying cost on top. Both figures come out of the documents, not the listing.

Questions Worth Asking Before You Offer

Some answers never appear in documents, and a conversation with the association's manager fills the gap. Ask what approval involves and how long it usually takes, because that timeline shapes your closing date. Ask whether any assessment is pending or under discussion, since a levy can be approved after the documents in your set were issued.

If you plan work, ask for the renovation guidelines early. They typically cover contractor insurance, working hours, elevator reservations and board approval timelines, and they decide whether a residence priced below a finished comparable is a bargain or a project. Ask about upcoming availability too. Turnover this thin means the residence you want may not be listed anywhere, and patience is part of the purchase.

How Buying at One Thousand Ocean Actually Runs

The sequence for a represented buyer is short, and most of it is about order. Settle the comparables first, from the recorded closings above and the live table on our building page, so you price the offer from recorded sales rather than from the listing. Bottom Line

The building makes its first impression by itself, and the sales record supports it. Homes here have repriced meaningfully since 2021, the residences that sold twice confirmed the direction, and the top floors run on their own scale. What the record cannot answer sits in the association's paperwork, and every one of those questions can be settled before you sign.

For a buyer who has already fallen for the building: Let the documents catch up to the visit. Request the budget, the reserve studies and the assessment history with your offer, and give your attorney time to read them while you can still walk away.

Sales figures come from closed sales recorded on BeachesMLS at 1000 S Ocean Boulevard in Boca Raton, at $3M and above, from January 2021 through July 2026. The feed types the ground level homes as villa product, and they count as part of the building here. The building's most recent closing in that feed recorded on June 30, 2026, so 2026 is a partial year wherever it appears. Rows are deduplicated on address, closing date and price. Medians are recorded closing prices, and price per square foot divides each closing by the living area the feed records for it. One residence's living area is recorded differently across its own two sales, and its per foot figures follow the feed. Bands built on fewer than five sales are directional. Days on market runs on the BeachesMLS clock. The feed's floor is $3M, so any closing under that figure sits outside every count here.
