One Floor Plan, Nine Prices: The Oasis on Singer Island

Most condominium sales histories mix two stories. Prices move with the market, and they also move with the home itself, since no two units share a size, a floor and a finish level. The Oasis removes half of that problem. All thirty-eight residences in the twin towers at 3920 North Ocean Drive are full floors recorded at 4,069 square feet, so every sale here prices the same amount of space. Nine closings reached the record between January 2021 and June 2026, from $2 million to $4.5 million. The spread between those two numbers is the market talking, and this ledger reads it sale by sale.

One Plan, Two Towers

The Oasis is built on a single idea repeated thirty-eight times. Two nineteen-story towers stand side by side on the Singer Island oceanfront, Tower A to the west and Tower B on the sand, and each floor holds exactly one home. Private elevators open into residences with the Atlantic along the east wall and the Intracoastal along the west. The building finished in 2004, a generation before the island's current construction wave.

That design makes the sales record unusually easy to read. In most buildings a jump between two sales might mean a bigger unit or a higher floor. Here the floor plan never changes, so the differences come down to timing, elevation, renovation and the seller's patience. Our 2025 island report places the building in Singer Island's second pricing tier, between $900 and $1,200 per square foot. The Nine Closings

The Oasis recorded nine closings from January 2021 through June 2026, totaling about $29.8 million, per the Palm Beach Luxury Singer Island sales file from Beaches MLS. Eight different residences produced them, which means roughly one owner in five has sold inside the window while the other thirty homes sat still. Turnover runs under two sales a year against thirty-eight residences, and the building page's own market table counts a single closing in the last twelve months of its window.

The pace of those sales varied as much as the prices. Unit 20A went under contract in four days in the summer of 2024. Unit 5A took 321 days across 2022, raised its asking price mid campaign, and still closed at $2,965,000, above the $2.6 million it first asked. Every one of the nine closed below its final asking price, the standing lesson that an asking price opens a negotiation and the recorded price ends it. The median closing ran 92.9 percent of the last number the seller published.

What Moved the Price

Read in time order, the nine sales draw one arc. The 2021 closings caught the building low, at $492 and $639 per square foot, while the island's post-2020 repricing was still finding the boutique stock. The arc then climbed for two years and peaked in January 2023, when unit 9B closed at $1,106 per square foot. The three closings since have stepped back down, ending at $673 on unit 7A in June 2026 after a 224-day campaign.

With size held constant, the remaining spread belongs to condition and to seller behavior. Unit 11B shows the second force plainly. It came to market asking $6 million, spent 280 days finding the market, and closed at $3.85 million in February 2023, at 64 percent of where it began. The window's fastest sales carried none of that drama, because they opened at numbers the recent record already supported.

One Floor, Four Years Apart

One residence sold at both ends of the arc, and it happens to be the cleanest measurement the building offers. Unit 2B closed at $2 million in April 2021, after nine months on market and a long walk down from its original asking price. The same floor returned in April 2025, found its buyer in seventeen days, and closed that June at $3.85 million. The gain was 92.5 percent in a little over four years, on an identical floor.

A pair like that is one data point, and renovation between the two sales likely carried part of the gain. It still brackets the repricing of Singer Island's boutique oceanfront stock better than any median built from mixed unit sizes. The Campaigns Open Now

Two campaigns are running at the building as of October 2, 2026, and one of them is a live test of the record. Unit 9B set the window's $4.5 million top in January 2023. The same floor returned to market in June 2026 asking $4.75 million and went under contract within a month. A closing near that figure would reset the building's recorded high. The contract price stays private until the deed records, so the test resolves on the closing date, not before.

The other is unit 6A, asking $3.8 million since early August. Against a ledger whose middle sits at $823 per square foot, that campaign asks $934, a premium the record has paid only twice. In a thirty-eight home building, the listed inventory is also never the whole story. The building page notes that some Oasis sales are agreed before a public listing, and Compass Private Exclusives is one of the channels where that happens. Bottom Line

The Oasis ledger is short, slow and unusually legible. One floor plan has recorded nine prices in five and a half years. The spread between them is the island's boutique market in miniature: a low in 2021, a peak in early 2023 and a softer, slower 2026. The next entry will come from unit 9B's pending contract, which is asking $4,750,000.
