Water Club: The Building Story

Water Club brought the glass tower to North Palm Beach, on the stretch of US 1 where the Intracoastal opens widest. The twin 22 story towers delivered in 2016 and the nineteen story third tower followed by 2020, every residence facing water, most looking across to Singer Island and the inlet. The market here runs opposite to the island's scarcity story: selection is deep, 21 residences were publicly available at this writing, and the leverage belongs to prepared buyers. Every recorded sale of the last two years is below, tower by tower.

The Three Towers

Towers one and two are the 2016 twins, 22 stories each at 1 and 2 Water Club Way. The third tower is the boutique phase, nineteen stories with larger plans and about thirty residences, finished by 2020. Views improve with height everywhere, southeast stacks carry the inlet line, and the third tower's newer product explains why it holds the building record. The chart shows how the three trade: the twins carry the volume and the third tower carries the ceiling.

The amenity program runs at resort depth across the shared campus: pools on the water, fitness and spa space, club rooms and concierge staffing. The towers were built for owners arriving from bigger cities with tower expectations, and the service culture reflects it.

Selection as the Market

The two year tape runs 18 recorded closings at a median of $2.3M and $1,024 per square foot. Against that pace sit 21 public listings at a median ask near $2.4M. Roughly a year of inventory sits on the shelf at the recorded pace, which is the opposite of the island's condition and the defining fact for both sides. Buyers can hold out for the exact stack and floor. Sellers win by pricing to the latest closing rather than the highest neighboring ask, because the shelf punishes ambition here.

Market time tells the same story. The recorded median ran about three months. The clean, well priced lines cleared far faster, and the ambitious asking prices aged in public view.

The buyer profile explains the shelf's rhythm. Most purchasers arrive from the Northeast with a tower life already in mind, shop across two or three seasons, and close when the exact line appears. The building rewards that patience, and the recorded tape shows the clean lines clearing while the compromised ones wait.

The Location

The towers sit on the mainland shore where the Intracoastal widens into the North Palm Beach waterway, directly across from Singer Island. The village's restaurant row is minutes south, the inlet and the beaches are ten minutes east, and PGA Boulevard's shopping is five minutes north. Palm Beach island is twenty five minutes down the coast. For buyers priced off the island or off Singer Island's oceanfront, this is north county's newest tower product at a mainland price.

What Buyers Should Know

The association paper across all three towers is young and clean, which removes the reserve anxiety that follows older Florida stock. The underwriting question here is the view line: two residences on the same floor can face open water or the parking side, and the resale spread between them is permanent. Walk the actual stack before offering.

The north county alternatives frame the decision. Nautilus 220 carries the marina card and The Ritz-Carlton on Singer Island the oceanfront card, and our building page compares all three side by side.

Bottom Line

Water Club recorded 18 sales in two years at a $2.3M median, with 21 residences available and a $3.5M record at the third tower. Selection is the market: buyers here hold the leverage the island never gives them, and sellers who price to the latest closing still move inside a season.

For buyers and sellers at Water Club: the shelf is deep, so precision wins. Buy the exact view line you want, and sell against the latest closing, never the neighbor's ask.

Every figure is a BeachesMLS recorded closing at 1, 2 or 3 Water Club Way from November 2024 through October 2026, board twins deduplicated on address and price. Medians are used throughout.
