The Building
The ground came first. Henry Flagler opened the Royal Poinciana Hotel here in 1894, and at its height it was the largest resort hotel on earth before demolition in 1936. Palm Beach Towers rose on the site in 1956 as an apartment hotel, and Harry and Leona Helmsley converted it to cooperative apartments in 1973, keeping a residence themselves.
The building still runs on hotel logic: full staff and doormen, on site dining, a salon, a waterfront pool and six acres of grounds on the Intracoastal. The Breakers’ Ocean Course sits across the water, and Royal Poinciana Plaza is next door. An April 2026 sale reached $7.1M.

The Royal Poinciana Hotel defined the resort's first golden age, six stories of yellow clapboard that could sleep near two thousand guests. When the Towers rose on its site in 1956, it inherited the location that built the town: the lakefront at the island's social crossroads. The Plaza stands beside it and the Breakers across the water.
The Helmsley conversion of 1973 made it a cooperative, and it has traded on that structure since, share purchases with board approval rather than deeds.
The Towers keeps services most buildings dropped decades ago: dining on site, a salon, full staff, and grounds crews tending six acres. Residents cross the street to the Plaza's restaurants and shops, and the Flagler Museum anchors the block behind.
Plans run from efficient one bedrooms to combined lakefront spreads, which gives the building the widest entry range in town for a full service address.
