Every address in Palm Beach claims history. One sits on the actual ground of it. Palm Beach Towers rose in 1956 where Henry Flagler opened the Royal Poinciana Hotel in 1894, once the largest resort hotel in the world. Today the co-op is the island's most active full-scale building above the condo-hotel tier, and its ceiling has just moved. The closings since spring 2025 rewrote the top of its ledger.

The Most Storied Ground in Town

The Royal Poinciana Hotel was the reason Palm Beach became Palm Beach. Flagler opened it in 1894 as the terminus of his railroad, a wooden colossus on the lake called, at its height, the largest resort hotel in the world. The society that filled it each winter invented the town's season. The hotel did not survive the Depression era, but its ground never lost its pull. In 1956 the H shaped building now called Palm Beach Towers spread six stories across six waterfront acres of it. Next door sits what is now the island's Royal Poinciana Plaza.

What the Building Is

Since 1973 Palm Beach Towers has run as a full service cooperative, and the service is the point. The building keeps a staff, on-site dining and a salon, spread over grounds no condominium in town matches, with more than 225 residences facing the Intracoastal and the plaza. The mix runs small by island standards. One and two bedroom residences are the great majority of what trades, which is precisely why the building matters to the market. It is where the island's entry price is set.

One of the Island's Most Active Addresses

The town's house pockets record a handful of sales a year. Palm Beach Towers recorded 54 closings in five and a half years, averaging roughly ten a year across the window. That volume makes the building the clearest running measure of what getting into 33480 costs. The answer has changed sharply. The 2021 median was $1.00M across 17 sales, with one closing as low as $380,000. Through July of 2026 the median is $3.62M, and the building's recorded floor this year is $1.45M.

Per foot, the move matches the island's broader repricing. The window's first half ran a median $1,001 a foot. The half since mid 2023 runs $1,567, the same climb the rest of the in-town market has recorded over its old self.

The Eight Million Dollar Co-op

The ledger's real news is its top. For years the building's record was a 2021 sale at $5.85M. Then April 2025 closed at $8.05M, March 2026 at $8.0M, and April 2026 at $7.1M, three trades above $7M inside fifteen months. The units behind them tell the story, combined and fully rebuilt spreads, including a 2,181 square foot residence that closed near $3,700 a foot.

Buyers priced out of the house market, where the median now runs eight figures, are building house-grade residences inside the island's service building instead. The co-op that set the island's entry price for decades has started setting a second price, what a finished in-town spread with staff downstairs is worth.

Before You Buy In

A cooperative purchase is a different transaction from a condominium. The buyer acquires shares and a proprietary lease rather than a deed, the board approves purchasers, and co-op boards commonly set their own expectations on financing and financial disclosure. None of that is a barrier so much as a sequence. The buildings that ask the most of buyers tend to be the ones whose service and finances stay strongest. Ask us for the building's current requirements before falling for a floor plan, and have your attorney read the lease terms the way they would read any deed.
