Midtown is the part of Palm Beach where the island is a town, the walkable blocks between Royal Poinciana Way and Worth Avenue. Five years ago its houses traded at a median $1,661 a foot. This year the figure is $3,201, and the median house has gone from $5.45M to $11.39M. The island's most approachable quarter has repriced roughly two to one, and the record shows exactly where.

What Midtown Is

Every other quarter of the island is organized around privacy. Midtown is organized around the town. It holds the sea streets, three blocks of cottages and townhouses running from the ocean to the lake trail. It holds the landmarked avenues south of Royal Palm Way, the shops and restaurants along Worth Avenue, and The Breakers at its northern edge. Dinner, the beach and the office are all a walk from the front door here, and nowhere else on the island. For decades that convenience traded at a discount to the estate sections. The past five years ended the discount.

The House Ledger

The record is stark. In 2021, the boom's highest-volume year, 40 Midtown houses and townhouses closed at a median $5.45M and $1,661 a foot. The following year the median jumped to $9.00M, and it has held between $10.7M and $11.3M ever since. Through July of 2026 the median stands at $11.39M at $3,201 a foot.

The shape matters as much as the level. The repricing happened in one step during 2022, not as a slow climb, and the market has spent four years confirming it on thinner volume. Sale counts dropped from 40 in 2021 to a low of 11 in 2024. Owners who bought at the old prices have little reason to sell, so the quarter now trades scarce, roughly 17 houses a year finding new owners at the new level.

Sea Streets and Avenues

Midtown's two house pockets repriced differently. The sea streets, Root Trail through Seaview, moved from $1,953 a foot across 2021 through mid 2023 to $3,463 since, the sharpest per-foot move on the island outside the oceanfront. The cottage that was the island's classic first purchase now trades at a median $8.1M.

The avenues south of Royal Palm Way moved further up the ladder. Their median went from $7.39M in the early window to $12.12M since mid 2023, with $3,165 a foot the going rate. The in-town townhouse has quietly become one of the island's most expensive product types, and the buyers are paying for the address, not the acreage.

The Condo Restatement

The condo record tells the same story one price tier down. In 2021 Midtown's condos and co-op style buildings closed at a median $1.11M and $1,013 a foot. Through July of 2026 the figures are $2.75M and $1,931. The entry ticket to an in-town address has more than doubled. The million dollar Midtown apartment was a routine 2021 purchase. It now sits below the market's median by more than half.

Condo volume held up far better than house volume, 54 closings through July of this year against 142 in all of 2021. The buildings keep trading because they are where the repriced house market sends its underbidders. Every house that closes at $11M creates a buyer who discovers the sea-street cottage budget now buys an apartment.

How to Read the New Prices

Two cautions before treating these medians as the whole market. The island trades heavily off market, and our study of the island multiple shows recorded prices understate what full-island demand pays. MLS figures are the visible floor. And Midtown's sample is small enough that a single street can move a year's median, which is why the two-window pocket view is the honest cut.

The practical reading is simpler. Midtown's repricing is four years old and has held through every rate environment since, so it reads as a level change rather than a spike. Buyers weighing the quarter against the estate sections are paying for walkability, and the record now prices that at estate-section rates per foot. Bottom Line

Midtown repriced two to one in five years, houses from $1,661 to $3,201 a foot and condos from $1,013 to $1,931. The move came in one step in 2022 and has held on scarce volume since. The island's walkable quarter no longer trades at a discount to its privacy.
