How the Multiple Is Measured
Comparing the island to the mainland honestly means holding the tier constant. The island side of this study is the published record book, every qualified single family sale in the Town of Palm Beach. That series is measured from the complete sales record, so private sales count. The mainland side is West Palm Beach's closed residential sales at three million dollars and up, the city's luxury tier, from our West Palm Beach series. The island's median sits so far above three million that the two series describe the same class of buyer on opposite sides of the water.
One asymmetry is worth stating. The island series counts private deals and the city series is MLS only. If anything that flatters the mainland, since quiet sales cluster at the top. The multiple below is a floor, not a stretch.
The Multiple, Year by Year
The table runs the two medians side by side. The island tripled the city's number once, in 2022, fell back, and has climbed each year since. The city's luxury median has barely moved in five years, $4.8M to about $4.5M with a dip in the middle. The island's went from $8M to $12.9M. The multiple is the story of one shore repricing while the other held.

Three Rulers, Three Answers
How much more the island costs depends on the ruler. By the median house at the luxury tier, 2.9 times. By the square foot at the same tier, 2.4 times: the island's houses trade at $3,168 per foot against the city's $1,320. And against the city's whole seven figure market rather than its luxury tier, about 7 times, the figure our investment study carries. The rulers disagree because the island sells bigger houses on bigger lots to a narrower pool. None of the three is wrong. A buyer comparing addresses should just know which one a quoted multiple uses.
The per-foot ruler is the strictest one, and it still shows the gap widening: 1.8 times in 2021 to 2.4 times today. That is the cleanest evidence that the island's premium is rising per unit of house, not just riding larger homes.
Why the Gap Widens
The island cannot add supply. Roughly 2,200 residential parcels, platted a century ago, absorb every wave of demand as price. The city answers demand the opposite way. Every tower delivered on the Flagler corridor adds inventory at the top, and new supply holds medians down even as the financial district brings new buyers. One shore converts demand into price, the other converts it into buildings.
The 2022 spike shows the mechanism in a single year. The frenzy hit both shores, but the island's fixed supply turned it into a 40 percent median jump while the city was already absorbing new product. The island's progression study carries that year in detail.
What It Means on Each Shore
For island owners, the multiple is the moat made visible, and it is already in the price. Nobody buys the island at a discount to its scarcity. For mainland owners the reading is more interesting. The city's luxury median has stayed near $4.3M for four years while everything across the bridges repriced. The corridor's buildable sites are running out. And for a buyer weighing both shores, the multiple is the honest price of the address itself. The bridges are five minutes. The question is whether the name on the deed is worth 2.9 times the money at the same tier. For a century the market has answered yes, and the answer has never been more expensive than it is now.
Bottom Line
The island's premium over West Palm Beach has widened on every measure since 2021: 1.7 to 2.9 times by the luxury median, 1.8 to 2.4 times by the square foot. The old three times rule is where the market has just now arrived, from below.
