A Town Built on Purpose
Abacoa did not accumulate the way most of coastal Florida did. It was conceived in 1993 on former John D. MacArthur land, and construction began in 1997 with the plan already drawn. The design follows the New Urbanism school. Houses sit close to the street, garages open onto rear alleys, and every village touches a park. The plan runs to 6,073 residences across seventeen neighborhoods at buildout, threaded by a greenway of about 260 acres and roughly 393 acres of preserved open space.
The center of it is real, not decorative. Roger Dean Chevrolet Stadium on Main Street hosts spring training for the St. Louis Cardinals and the Miami Marlins, and two of their minor league clubs play there all summer. Downtown Abacoa's open-air street carries the restaurants, the amphitheater events and the weekend routine. The town also holds a public eighteen-hole golf course.
Then there is the anchor most towns never get. Florida Atlantic University's Jupiter campus sits at Abacoa's front door, home of the Wilkes Honors College. Beside it stands the Herbert Wertheim UF Scripps Institute, founded by Scripps Research and part of the University of Florida since 2022. Its neighbor is the Max Planck Florida Institute for Neuroscience, the Max Planck Society's first institute outside Europe. Scientists, students and season-ticket families share the same sidewalks. That mix is the product.
How Abacoa Fits Inside Jupiter
Jupiter built its name on water. The headlines belong to the inlet and the oceanfront, and the quiet-luxury tier above $3M is where most of our own coverage lives. Abacoa competes in neither market. It is Jupiter's walkable middle, and it is where we send buyers who want the town without the waterfront premium.
Jupiter's under-$1M tier carried a $675K median and $401 a foot over the trailing twelve months. That is the live table on our Jupiter page, read in early September 2026. Abacoa's attached homes trade below that line and its houses above it, so one town spans Jupiter's two busiest price tiers. Two Markets in One Town
Blend Abacoa into one number and you learn nothing, because the town is two markets sharing sidewalks. The single-family market recorded 98 closings in the twelve months through August 2026, at a $1.09M median and $514 a foot. The attached market, townhomes and condo flats, recorded 58 at a $594K median and $351. A house here costs nearly twice what a townhome does.
The year-over-year read is calm, and it hides one detail worth knowing. Against the prior twelve months the house median eased from $1.15M while the per-foot figure firmed, and the record explains why. The median house sold this past year measured 2,038 square feet against 2,460 the year before. Smaller houses traded, and each foot of them cost more. Attached medians held nearly flat from $600K on similar volume. Nothing in the record looks like a market moving fast in either direction. It looks like a town where a sale closes every other day and prices hold.

The Villages, Walked
Every village answers the same three questions differently: what it holds, what it trades at, and who it suits. The record since July 2024 sorts them cleanly.
Start at the entry. Osceola Woods, Antigua, Greenwich and Somerset traded between the mid $400s and the low $600s, along with the Town Center flats. All of it is attached product, much of it steps from Main Street. Charleston Court sits just above. These villages suit a first buyer, a downsizer or anyone who wants the ballpark as a front yard. They are the least expensive walkable addresses in Jupiter's record.
The townhome middle is where Abacoa does its volume. Mallory Creek's attached rows, Canterbury Place, Cambridge and the Martinique, Tuscany and Windsor Park townhomes traded mostly between the high $500s and the $700s. The product is larger than the entry flats, usually with a garage, and it is the natural step between a first condo and a house.
The house villages hold the top half of the price range. Newhaven, the busiest village in the record with 67 closings, mixes smaller houses near the core. Cambridge, Martinique, Canterbury Place, Tuscany and Windsor Park houses carry medians from the $900s to $1.2M. The Island and Mallory Creek's estate side trade higher still, and Mallory Creek holds the window's record, a 4,574-foot house that closed at $3.2M in June 2026. Valencia is the quiet top of the town, 11 house sales at a $1.85M median and no recorded attached sale.

What Is on the Market Now
The town is thinly supplied. As of September 4, 2026, 34 Abacoa homes were on the market, asking from $525K for a Town Center flat to $3.15M for a Valencia house. Every figure in that sentence is an asking price, not a closing, and the record above is the yardstick for all of them. The town recorded about 15 closings a month over the past year, so 34 open listings is roughly 2 months of supply at that pace.
Thin supply cuts both ways. A seller in a village with two or three competing listings is pricing against the recorded ledger, not against the neighbors. A buyer who waits for the perfect Valencia or Island listing may wait a season, because the top villages trade a handful of times a year.

Bottom Line
Abacoa is the rare Florida address where the plan, not the waterline, sets the value. The record shows a town that trades constantly and calmly, with a house market and an attached market running side by side at their own levels. The ladder of villages is wide enough to hold a first flat and an estate-sized house. Whether it is your version of Jupiter comes down to what you want outside the front door. The town's other answers are water and gates, and this one is sidewalks.

Sales figures are recorded closings from the MLS feed serving palmbeachluxury.com, pulled from the site's own property search on September 4, 2026 in monthly windows. The feed's sold history begins in July 2024, so the window is July 2024 through early September 2026, and no earlier figure appears on this page. Card prices were verified against our MLS database on every same-month exact address match, 163 checks with zero disagreement. Each address was matched to its recorded Abacoa plat and product type using the subdivision names in the MLS record. Streets crossing more than one plat resolve by nearest recorded house number, and addresses that could not be tied to a recorded plat are excluded rather than guessed.
Houses and attached homes are never blended. Product type comes from the sale's own MLS record where we hold it, and otherwise from the nearest recorded home within twenty house numbers on the same street. We tested that rule against every sale whose type is directly recorded, and it agrees 95 percent of the time. Of 363 closings in the window, 61 have no usable type and count toward village totals while staying out of every typed median. Medians on fewer than five sales are directional and are marked by their counts. Cross-listed closings appearing twice in the feed were removed by address and price before counting. Off-market sales reach no MLS feed, so recorded figures are a floor on the town's full trade.
