The Product
Contemporary estates from roughly 2,800 to above 6,000 square feet, in the flat and hip roofed modern language Kolter proved at Alton, on larger lake-threaded lots behind a manned gatehouse. The final phase is delivering now, which gives buyers a rare same-month choice between warranty-new and lightly seasoned resales. The long lake exposures carry the premium and the record.
The Market
The last two years recorded 81 closings at $581 per square foot at the median, on a market clock near seven weeks. Builder releases and resales are pricing against each other through the final phase, and the gap between them is where this season's negotiations live. The record stands at $3.5M, and the next leg depends on how the closing phase prices.

Artistry or Alton
Same builder, same architectural era, one decision. Alton answers with walkability and its town center on an open grid. Artistry answers with the staffed gate, larger lots and the lake streets. Their medians sit about half a million apart, which is the market pricing that exact trade. Households that tour both usually know the same afternoon which product they are, and the half million rarely changes the answer.
Bottom Line
Artistry recorded 81 sales in two years at a $2M median while still delivering its final phase, the volume leader of the Gardens' gated contemporary tier. The gate and the lake lots are the premium over Alton, and the closing phase will set the next comp set. Buy against the builder's releases, sell against the latest resale.
For buyers and sellers at Artistry: check the builder's current release pricing before every negotiation, because the final phase sets the room's temperature on both sides.
Every figure is a BeachesMLS recorded closing from November 2024 through October 2026. The scope is the Artistry subdivision records with City Palm Beach Gardens, board twins deduplicated on address and price. Medians are used throughout.
Community facts follow the public record: Kolter opened Artistry in 2018 behind a manned gate on the western corridor, and the final phase was still delivering this season. This is market description, not a valuation of any property.
