Before You Buy at Nora House in West Palm Beach

A purchase at Nora House rests on two judgments written into one contract. The first is on the building, 117 residences that break ground no sooner than mid 2027. The second is on the Nora District itself, a neighborhood whose revival is still under way around the site. Preconstruction diligence usually studies a floor plan. Here it also has to study a street.

Two Judgments in One Contract

Most preconstruction buyers judge a developer. A Nora House buyer also judges the Nora District, because the price case rests on the neighborhood finishing what it has started. Our study of the launch lays out that offer in full. This guide covers the checks that belong before a signature.

The building will be the district's first condominium sold to owners, so no resale ledger exists to price against. Comparable evidence lives on other streets and translates imperfectly. A buyer here accepts wider uncertainty than the corridor towers carry, and the honest response is heavier diligence rather than more faith.

Where the Project Stands

Sales opened in March 2026 with groundbreaking targeted for the middle of 2027 and completion targeted for 2029. The gap matters. A contract signed this season funds deposits for roughly a year before any shovel turns, then sits through construction for two more. Plans, renderings and the amenity list are commitments on paper at this stage, and the developer's own materials call them subject to change.

Douglas Elliman Development Marketing runs the sales program, and its client is the developer, whose homes it sells. Buyer representation is a separate seat at that table, typically compensated by the developer rather than by you. Our county guide to new construction purchases covers the general mechanics, and the sequence below maps them onto this project's calendar.

Fifteen Days of Real Diligence

Florida grants a new condominium buyer a rescission period of fifteen days after signing and receiving the condominium documents. Within it the contract can be cancelled without penalty or negotiation. Once it lapses, the developer's agreement controls nearly everything that follows, so the window is where the real review happens.

Spend those days on the declaration, the budget and the rules rather than the brochure. The budget shows how the rooftop program of pool, bowling alley and guest suites will be funded once owners carry the cost. Title deserves the same early attention, and our guide to holding Florida property explains the structures before your attorney tailors one to you.

Diligence on a Neighborhood

Backing a district calls for checks a floor plan never needs. Walk the blocks in the morning and again at night, and count what is actually open. Read what the district's own materials at norawpb.com promise, then separate the built from the proposed. Ask what the roughly 18,900 square feet beneath the residences is planned to hold, because an empty base would change the street the whole project depends on.

None of this predicts the outcome. It turns the district's story into facts you have either verified or chosen to accept.

What Else the Money Buys

That budget has other options, and you should see them. Olara opened from a reported $1.7M and is already under construction toward 2028. Edgeworth lists from $5.5M on the Flagler waterfront for 2029. Each is a building choice rather than a district one, which is exactly the decision on the table. The towers offer a known format on the water. Nora House offers a neighborhood still coming together, and the wait that comes with it. The pipeline page holds the full field.

Project facts, pricing and dates follow the developer's published materials as of March 2026, subject to change. Pricing is the developer's stated launch range, all asking, with no recorded sales. Florida's fifteen day rescission period for new condominium purchases comes from the state's condominium statute and is described here at a general level. The developer's contract governs each purchase, and your attorney confirms every term, amount and date for your agreement. As real estate agents we coordinate with your counsel and are typically compensated by the developer, not the buyer.

This is buying-process guidance, not legal or investment advice.

Frequently Asked Questions
The developer targets the middle of 2027 for groundbreaking, with completion targeted for 2029. Both dates come from the March 2026 launch materials and are subject to change, so a buyer signing now funds deposits for roughly a year before construction begins.
Yes, within the fifteen day rescission period Florida grants on new condominium purchases, which starts once you have signed and received the condominium documents. Inside that window the contract unwinds without penalty. After it closes, the developer's agreement governs, so the document review belongs inside those days.
Douglas Elliman Development Marketing runs sales for the developer. Buyer representation is separate and typically compensated by the developer, so it adds an advocate at no added cost to you. Your own attorney should review the contract and condominium documents inside the rescission window.
