A Sequel Before the Premiere
Edgeworth arrived by press release on March 16, 2026, with an official site and a sales gallery run by Corcoran Sunshine. Kohn Pedersen Fox designs the two towers, and March and White Design handles the interiors. The developer's site, as of September 2026, lists 184 residences in two to four bedrooms, priced from $5.5M. At the March launch the offering was reported as 168 residences in one to five bedrooms, from $2.5M to $35.5M. The offering was revised between March and September, and no sizes are published for the current plan. Construction is planned to start in 2027, with completion targeted for 2029.
The bigger news is the address. The site sits at 1155 South Flagler Drive, sharing a property line with South Flagler House, the developer's 108 residence flagship that delivers in 2027. One company now controls back to back addresses on the city's most watched waterfront stretch, a position our study of the drive examines in full.

What the Sequel Changes
A sequel gets to revise, and Edgeworth revises plenty. The architecture moves from Robert A.M. Stern's limestone classicism to Kohn Pedersen Fox, a modernist hand. The residence count grows from 108 to 184, so the towers slice into more and smaller homes. Private elevators, which the flagship offers only from its $8.55M open floor upward, reach every Edgeworth home. And the shared amenity program steps up to a stated 90,000 plus square feet, against roughly 50,000 square feet of club floors next door.

The $5.5M Entry
The entry price is still the sharpest difference between the neighbors. South Flagler House opens at $8.55M on its current listings, so the flagship never meets the buyer with $6M to spend. Edgeworth does, about $3M below the neighboring entry. The entry has moved since launch. At the March launch the project was reported from $2.5M, and the developer's site now lists the entry at $5.5M. Both figures are published prices, and the move between them is worth knowing before you visit the gallery.
What a Second Launch Next Door Signals
Developers rarely launch beside their own unfinished project, because the second project competes with the first for buyers. Doing it anyway signals confidence that the flagship is selling. A company does not queue 184 more residences behind 108 unsold ones. The pricing is harder to read than it was in March, because the site now publishes an entry and no ceiling. Edgeworth's entry opens below the flagship's, and the flagship holds the drive's highest open listing.

What to Watch Next
Every figure above is a published number, and no closing has recorded at either address. Three markers will test the sequel. Watch the published pricing, which has already moved once between March and September. The 2027 groundbreaking is the first hard promise on the calendar. And the flagship's first closings after its 2027 delivery will show what buyers actually pay one property line away. The county pipeline page tracks all three.

Bottom Line
Edgeworth is Related Ross revising its own formula before the first building delivers. The revisions run deep: more residences, a modernist design, a private elevator at every home, and an entry about $3M under the flagship's open floor. The published terms have moved once since launch, and the timing says as much as the terms.
For a buyer watching the drive: Ask us for both price lists side by side, the flagship's open listings and Edgeworth's releases as they open. The $3M gap between the two entries is the first decision to settle.
Edgeworth facts follow the developer's published materials and are subject to change. The current figures come from the official site as checked on September 3, 2026. The March figures come from the launch release of March 16, 2026. The residence count of 184 and the two to four bedroom range are the site's figures as of September 2026. The March materials described 168 residences in one to five bedrooms, including nine penthouses, and press coverage at launch reported 164. Current pricing follows the developer's site, which publishes an entry price and no top of range or sizes. The March launch range was a reported range, not a recorded sale, and no closing has recorded at Edgeworth or South Flagler House. South Flagler House figures are the building's open listings on September 3, 2026, per our asking study.
