Jupiter Island Real Estate: The Public and Private Record

Nikko Karki
Nikko Karki October 13, 2026
Jupiter Island is a Martin County barrier island of about five hundred houses, and it runs two markets at once. The first shows on the multiple listing service, where the island recorded 17 closings at three million dollars and above in 2025 and 19 more through September 2026. The second leaves no MLS record. Since 2016 the town has recorded 81 private sales of a million dollars and up. The island's record price, $58M at 450 South Beach Road in August 2025, was one of them. This page holds both records and today's listings, and the desk updates it in place every quarter.

What Jupiter Island Is

The Town of Jupiter Island is a municipality of its own, a long barrier island in Martin County between the Atlantic and the Intracoastal Waterway. It has no commercial street, and its plats have been fixed for decades. The county roll for August 2026 lists 512 single-family parcels, 508 of them with a house, and 80 vacant residential parcels.

The island's one institution is the Jupiter Island Club, founded in 1944 by Joseph and Permelia Reed, with golf, beach and dining under one roof. Membership is by invitation. Its terms belong to the club, so we publish none of them. The town incorporated in 1953, and our island history tells how the land stayed quiet.

One mailing quirk shapes every search. The island's houses carry Hobe Sound addresses and the zip code 33455, and a few southern listings carry Jupiter. The MLS files island houses under all three names, so a search on the town name alone misses part of the market. This page counts the island by its street grid, and the notes give the rule. Jupiter Inlet Colony, the small separate town at the island's southern tip, sits in Palm Beach County, and the island's condominiums have their own study.

The Recorded Market, Measured

We start the series in 2020, because earlier years are too thinly recorded to compare. It has two peaks. The count peaked in 2020 at 31 closings of three million dollars and above. The dollars peaked in 2021 at $341.1M, the year of the island's $55.1M MLS record. Volume fell to about half of that in 2022 and 2023, then to a little over a third in 2024. The year 2025 recorded 17 closings for $287M, and 2026 has recorded 19 closings for $229.6M through September.

Quarters show the pulse better than years. The second quarter of 2026 recorded 13 closings for $153.4M. Only one other quarter in the series reached that count, the second quarter of 2021, and its $196.1M remains the largest. Since July 1 the island has recorded one closing, 55 Links Road at $11.1M on August 26. One quiet quarter is too short to read as a direction.

Our July quarterly report counted fourteen sales for $156.2M in that second quarter. That count included one $2.8M closing below this page's three-million-dollar floor, and the notes reconcile the two.

Price band changes how a house sells. Across the 37 closings since October 2024, which total $525.9M, prices ran from $3.2M to $39M. The $6M to $12M band cleared a median 94.3 percent of last asking price in 78 days. The top band, four sales, cleared 82.9 percent. Three closings carry zero days on the market, so the day counts read short.

Our record book ranks the island's largest sales since 2016, and the Hobe Sound comparison measures the same segment across the bridge. How long sales at ten million dollars and up take from listing to closing is mapped in our sale timeline study.

The Sales No One Sees

The record above leaves out a second market. Per the Palm Beach Luxury Private-Sale Index, the Town of Jupiter Island has recorded 81 qualified sales of a million dollars and up since 2016 with no matching MLS closing. They total $589.1M, about a quarter of the dollars on the island side. The off-market study holds the method.

The island's record sale is one of them. The deed for 450 South Beach Road was recorded in August 2025 at $58M, with no MLS closing in any feed we hold. The parcel runs 5.9 acres from the ocean to the Intracoastal. The MLS record is $55.1M, set in April 2021 at 382 South Beach Road. Four of the twelve largest sales since 2016 closed privately.

A single house shows the gap. The buyer of 511 South Beach Road paid $26M on the MLS in May 2021, and the house sold again privately for $40M in February 2026.

The private share swings with the listing cycle. It ran 13 percent of dollars in 2021 and reached 48 percent in 2024, when 11 sales closed privately against ten on the MLS. It stood at 33 percent in 2026, per the same index.

What Is for Sale Now

On October 6, 2026 the island had 12 active listings and one pending sale. The listing record names the town on ten of the twelve, and eight of those ask $10M or more. Two more sit under Jupiter and Hobe Sound names. Together the 12 ask $292.2M.

Half of them have been reduced. Six of the twelve ask less than their original price, led by 488 South Beach Road, down from $50M to $44.95M. Five are houses completed in 2023 or later or still under construction, against five of the 37 recorded closings.

What It Costs to Hold

Holding a house here starts with how Florida assesses it. The August 2026 roll for the island's 508 houses carries a median just value of $7.65M and a median assessed value of $5.24M. Assessment caps hold values below market until a sale, and in total the houses are assessed at 69 percent of just value.

Source: Martin County Property Appraiser, real master file, August 2026 export. Medians are by house. Assessed vs just is total assessed value over total just value for the group.

The gap differs by owner. Homesteaded houses are assessed at 59 percent of just value and houses without the exemption at 84 percent. A sale resets the cap, so a buyer's first assessment starts from the appraiser's just value and the seller's bill is a poor guide. Our homestead explainer covers the exemption, the caps and portability.

The town levies its own tax. For 2025-26 the Town of Jupiter Island set 2.8259 mills, and the Jupiter Island Beach Protection levy added 0.9593, per the Martin County Property Appraiser's comparison of taxes levied. County, school and other levies sit on top of those two.

Insurance is the other large line. The federal flood policy tops out at $250,000 on a building, so a house at island values carries most of its flood cover in the private market. Our Jupiter waterfront flood insurance guide covers premiums and process, and our flood zone guide covers the federal program and its clock.

Club membership is a separate decision with its own terms. We publish none of them, and the club answers questions directly.

Who Buys Here

Island buyers overwhelmingly pay cash. Per the Flexmls records, 123 of 131 closings at three million dollars and above from 2020 through June 2026 were cash, or 94 percent. The market also follows the winter. Of the 132 closings since 2020, 90 landed from January through June, the season mapped in our social season guide.

The roll shows who holds the houses now. Of the 508, 314 claim the Florida homestead exemption, so the island is a primary residence market as much as a second-home one. Owners with a Florida mailing address number 395, and New York leads the other states. Trusts hold title to 171 of the houses and companies to 77.

Bottom Line

Jupiter Island reads in two ledgers. The MLS shows a market that arrives in waves and then pauses, and the deeds show a private layer that holds the island's largest sales. Listings today ask more per foot than the recorded sales did, and half of them have already been reduced. Anyone pricing a house here should read both ledgers first and expect this page to change with the next quarter's closings.

For a buyer or an owner weighing the island against the private market beside the listed one: The deed record behind this piece sits on our desk. Ask for the pull.

Scope. The town sits wholly in Martin County, but the MLS files island houses under the City names Jupiter Island, Hobe Sound and Jupiter. We count a Martin County record when its City is Jupiter Island. We also count it when it is filed under Hobe Sound or Jupiter at an island street address. Those are North and South Beach Road, Gomez Road, Palmetto Trail, Links Road and Harbor Way. The grid also holds Brightview Avenue, Bassett Creek Trail, Rabbit Run and Riverview Road. Harmony Lane, Isle Ridge, Saddler Trail and Clearview Avenue complete it. Mainland streets carry an SE prefix and never match. Of the 106 records in scope, 48 carry the town's name and 58 are filed under Hobe Sound or Jupiter. Palm Beach County condominiums on the southern beach road are excluded by county. Every closing counted is a single-family house.

Windows. We checked the island record in the desk's MLS replica month by month for October 2024 through June 2026 against the Flexmls island-corridor export. Every closing at $3 million and above matches. The one closing after the export's last record is 55 Links Road on August 26, 2026, and it comes from the replica. Before October 2024 the replica holds only three of the ten closings the export shows for 2024. The years 2020 through September 2024 therefore come from the export. It is deduplicated by address, price and date, and two same-sale duplicate rows are removed from 2020. The series starts in 2020 because 2016 through 2019 are too thinly recorded to compare.

One June 2025 closing at $38.75M carries an undisclosed address in the export. Rows without a street number never enter our counts, so it is excluded everywhere on this page. Including it would make 2025 eighteen closings and $325.7M.

Reconciliation. Our July quarterly report counted fourteen sales and $156.2M for the second quarter of 2026. That count included one $2.8M closing at 114 North Beach Road. At this page's $3 million floor the quarter holds thirteen closings and $153.4M. The quarterly report also counted by the town's name in the MLS record alone, which omits houses filed under Hobe Sound or Jupiter. The street scope adds 5 closings to 2025, so this page reads 17 where the quarterly report read 12.

Bands and ratios. Percent of last asking price is the closed price over the final list price on the closing record. Days are the MLS days on market. The top band holds four sales and reads as directional. Listings are the active and pending records synced October 5, 2026, one record per property. One house can carry three listing records across city names, and we count it once.

The private layer restates the figures of our off-market study, per the Palm Beach Luxury Private-Sale Index. A private sale is a qualified, arms-length deed of $1 million or more. It covers a house or vacant residential parcel in the Town of Jupiter Island. No MLS closing matches it in any feed we hold. The term describes the closing, not the property's earlier history. No owner, buyer or agent is named, and no new county pull was run for this page.

The county roll is the Martin County Property Appraiser's real master file, August 2026 export. Houses are single-family parcels with an improvement. Homesteaded means a value exemption is present, which is $50,722 or $55,722 on every exempt house. Trust and company counts read the owner name text, and mailing states are aggregated. Cash share reads the Flexmls buyer financing field on the matched closings through June 2026. Millage figures come from the Property Appraiser's comparison of taxes levied for 2025-26.

This page is updated in place each quarter, and the dated quarterly reports remain as the archive. It is market research, not property-specific, tax or legal advice. Confirm every assessment, levy and premium with the county and your advisors.

Island closings at $3 million and above since October 2024 ran from $3.2M to $39M, and 20 of the 37 carry the MLS waterfront flag. The median closing sat in the low eight figures. Listings on October 6, 2026 asked from $5M to $45M.
Yes. Our Jupiter Island versus Hobe Sound study matched sales of $3 million and up since 2021. The island median was $1,970 per square foot against $760 on the mainland, about 2.6 times.
Yes. The median private sale since 2016 was about $4.2M. Two private sales of $32M closed, at 216 South Beach Road in 2024 and 444 South Beach Road in 2026.
On October 6, 2026 the island had 12 active listings and one pending sale. The newest listing, 183 South Beach Road at $32M, came on the market on October 1.
The town's two levies for 2025-26 come to about $3,785 for every $1 million of taxable value. County, school and other levies are added to that, and a sale resets the assessment cap.
No. The town is in Martin County, so Palm Beach County's December 20, 2024 flood map revision does not apply to it. Jupiter Inlet Colony, with 245 parcels, is the nearby town in Palm Beach County.
