Jupiter Island and Palm Beach Are Priced for Different Things

An hour of coastline separates Palm Beach from Jupiter Island, and almost nothing else about them is alike. One is the most famous resort town in America, a place of clubs, galleries and Worth Avenue. Its roughly 1,900 houses stand a few feet apart on a narrow bar of land. The other is a town with no shop, no restaurant and no traffic light on its estate section, where roughly 740 houses sit on parcels four times the size. Buyers at the top of this coast usually look at both. This report puts the two islands side by side, on the numbers first and the way of life second, so the comparison is made with open eyes.

The Numbers, Side by Side

Measured by the house, the two markets could be cousins. The median sale of three million dollars and up since 2021 runs $10.9M in the Town of Palm Beach and $8.8M on Jupiter Island. Both towns set records through the same repricing years. Palm Beach trades far more often, 773 qualifying sales to the island's 177, because it simply has more houses. Both sides of this report count the whole market, both boards and the private deeds. The structural difference appears one line down, in what stands under the house.

What a Dollar Buys in Land

Palm Beach's median lot in this price class is about 0.29 acres. Jupiter Island's is 0.8. Work the arithmetic through the sale prices and the gap becomes the whole story. The median runs roughly $39.8M per acre in Palm Beach against $10.9M on the island, about 4 to one. The same wire that buys a courtyard parcel off Worth Avenue buys acreage from ocean to Intracoastal on Jupiter Island, with a private beach path deeded into the plat.

Neither number is wrong. Palm Beach land carries the town with it, and the town is the point. Jupiter Island land carries only itself, which is precisely its argument. A buyer deciding between them is not choosing better or worse. They are choosing which of two scarce things, an address or acreage, they want their capital to hold.

What the Same Money Buys

Put the same wire to work on each island and the difference turns physical. In the five to ten million dollar range, the median Palm Beach purchase since 2021 is a 0.24 acre lot carrying about 3,120 square feet of house. The same money on Jupiter Island buys a 0.6 acre parcel with about 3,836 square feet. In the ten to twenty million range, Palm Beach's median is a 0.29 acre lot carrying about 4,423 square feet of house. The island's answer is a 1.4 acre parcel with about 6,137 square feet. Two Ways of Living on an Island

The numbers only ratify what a visit makes obvious in ten minutes. Palm Beach is a town in full, with shops and galleries, a season and a calendar of evenings. Jupiter Island is residential to the last parcel. There is no commercial anything inside the town. Groceries, dinner and errands happen over the bridge in Hobe Sound or down in Tequesta, and residents describe that small inconvenience as the entire point. The town keeps its own police force, the road ends in a wildlife refuge, and a car passing after dark is worth noticing.

The Club Question

Every serious Jupiter Island conversation reaches the club, so it belongs in plain words. The Jupiter Island Club is the island's one institution, its golf, beach and dining under a single roof, and it is by invitation. Buying on the island with the expectation that an invitation will follow is not advisable. Many owners belong. Some never do, and live wonderfully anyway. The house and the club are separate decisions made by separate people.

Palm Beach handles the same question differently. Its clubs are several, each with its own path in, and the town's social life spills far beyond them into restaurants and evenings anyone can book. A buyer who wants a guaranteed seat at dinner should weigh that honestly. On one island the front door opens into a town. On the other it opens onto land and water, and that is the purchase.

Choosing Between Them

We work both markets and the choice usually resolves quickly. Buyers who light up walking Worth Avenue belong in Palm Beach, and its record book runs deeper than any market in America. Buyers who exhale crossing the Hobe Sound bridge belong on Jupiter Island, where the records now reach $58M and a quarter of the market trades without a listing. The houses price alike and the land does not. Palm Beach's median $3M+ sale carries about $39.8M per acre, Jupiter Island's about $10.9M, a 4 to one gap. Palm Beach sells a town and an address. Jupiter Island sells acreage, quiet and distance, with one club that invites on its own schedule.

For a buyer weighing the two: Decide what the capital should hold, an address or land, and let that answer pick the island. The wrong reason to choose either one is an assumption about an invitation.

Palm Beach figures come from the town's reconciled record: both MLS boards plus the county's qualified private deeds. The scope is single-family sales of three million dollars and up, January 2021 through August 2026. Price per square foot uses the boards' living areas. Per-acre figures use parcels of a tenth of an acre or more, with assemblage deeds above $120M per acre excluded. Jupiter Island figures cover the Town of Jupiter Island and Jupiter Inlet Colony over the same months and add the qualified private deeds from our off-market study. Acreage comes from the counties' land records, and medians are used throughout so no single estate moves the result.

A buyer who wants the town at the door: dinner on Worth Avenue without a car, a social season, neighbors close enough to see. Palm Beach is a resort town in the best sense, and no amount of Jupiter Island acreage substitutes for that. The island suits the opposite temperament, a buyer who measures wealth in distance from the nearest commercial anything. We work both, and the honest answer usually surfaces in one conversation.
