A Building That Closed in Two Days
Condominium towers usually record their first deeds over a year or more. La Clara's county record compresses almost the entire building into two dates. Thirty-two deeds recorded on May 2, 2023 for $87.6 million. Fifty more recorded on May 18 for $223.2 million. One residence remained, a fourth-floor one bedroom, and its deed followed in January 2024 at $1,699,000. Per the Palm Beach Luxury Deed Census, that makes 83 developer closings worth $312.5M through September 2026. Every residence in the building carried a recorded deed within nine months of the first closing day.
The developer deeds set each residence's opening mark. They ran from $1,506,745 for a fifth-floor one bedroom to $18,769,500 for the full-floor penthouse, with half the building between $2.3 million and $4.3 million. Those contracts were mostly signed years earlier, while the tower by Hariri Pontarini Architects was still rising. The gap between that contract pricing and the finished building's market is the story of every number that follows.
Eighteen Wins and One Penthouse
Nineteen qualified resales have recorded at the building since the developer closings, and eighteen cleared the deed that came before them. The widest gap belongs to Residence 701, which recorded at $2,823,634 in May 2023 and again at $5.5 million that October, 94.8 percent higher after 176 days. Residence 703 gained 83 percent in thirteen months. Residence 1104 gained 75 percent in eighteen. The chart below holds all nineteen, each against its own developer deed.
The exception sits at the top of the building. Penthouse 2501 recorded at $9,084,719 in May 2023 and resold in April 2026 at $8 million, the ledger's only loss. The deed record at The Bristol up the street shows the same shape. The upper floors were priced closest to their market from the start. The widest resale gains sit in the lines the developer priced earliest and lowest.

The Quiet Quarter of the Market
Five of the nineteen resales, worth $34.2M together, recorded at the county with no MLS closing at the residence, per the Private-Sale Index through September 2026. The largest is the building's resale record. Residence 2402 recorded at $12 million in March 2024 against a $7,859,763 developer deed, and no listing for it ever closed on the regional boards. The October 2023 sale of Residence 701 moved the same way.
That share, roughly one resale in four, matches what we have measured across the county's off-market study and it changes how the building should be read. The public listing feed understates both the depth and the top of La Clara's aftermarket. A buyer watching the three open listings is watching most of the market, but not its record prices.
What the Per-Foot Arc Actually Shows
The resale premiums widen by year, and the chart below shows why that is a calendar effect. The 2023 flips returned about 42 percent after months. The 2026 resales returned a median 63 percent after roughly three years of ownership. Measured per square foot, the market has been flatter than the premiums suggest. The two 2023 resales with MLS records closed at $2,045 and $2,375 per foot. The five 2026 resales ran $1,796 to $2,089, with the middle at $1,914.
Sellers also wait longer now. The 2023 and 2024 resales followed their developer deeds by a median of six to fourteen months, while the 2026 group held for about three years. The recent campaigns that went through the MLS closed at 90 to 97 percent of their final asking prices. Two of those waits passed a year. The gains are real, and they are slower and more negotiated than the 2023 flips were.

Three Listings, Each Asking Well Over Its Deed
The building enters October 2026 with three open listings. They run from a $2.4 million one bedroom to lines asking $4.1 million and $4,395,000. Each sits far above its own deed basis, with Residence 504 asking 91 percent over its May 2023 developer deed. Asking prices are positions rather than results, and the recorded resales above are the evidence an offer is built on. Bottom Line
La Clara's ledger is unusually clean evidence for a simple claim: the people who bought this building from the developer bought it well. The resale record is eighteen gains, one penthouse loss, and a quarter of the trades done quietly. For a seller, the deed basis argument is strong and the recent closings say patience is part of the price. For a buyer, the building's real comparables include sales that no listing portal ever showed.

The deed ledger is the Palm Beach County Property Appraiser's qualified-sales record for the 1515 Flagler Condo subdivision. We pulled it October 2, 2026 and deduplicated it on parcel, date and price. The appraiser marks two further transfers disqualified, at Residence 2204 in August 2023 and Residence 2102 in April 2025. Both are excluded from every figure in this report.
Developer closings are the 82 deeds recorded May 2 and May 18, 2023 plus Residence 401's first deed of January 2024. Resale premiums compare each later qualified deed with the prior deed on the same parcel. Square-foot figures use the living areas Beaches MLS records for the fourteen resales that closed through the MLS, so no per-foot figure is computed for the five private resales.
A resale is attributed to the MLS when Beaches MLS shows a closing at the same residence within 45 days of the deed. Deed dates and MLS close dates can differ by several days. The MLS entry for Residence 1602's first sale carries a July 2023 date and a $2,485,000 price. Its deed reads May 18, 2023 and $2,521,392, and the deed governs throughout.
