The Trailing Year, Tier by Tier
The live market table on our community page splits the trailing year at the million-dollar line. The entry tier, under $1M, closed 36 sales at a $673K median. The upper tier, $1M to $3M, closed 15 sales at a $1.2M median. The two tiers also price differently per foot, $344 against $479. The entry tier blends condominiums and townhomes with smaller houses, while the upper tier is dominated by single-family product.
Read as one market, the blended median sale price stands at $850K, up 10.7 percent on the year, while the blended $365 per square foot eased 0.8 percent. A rising median beside a flat per-foot figure usually describes mix rather than repricing: larger homes carried more of the year's trade. The tier table below is the cleaner read, and the product split after it is cleaner still.

Three Products, One Gate
Blended community numbers hide the structure, so we split the record by product. Our archive of the regional MLS feed holds 128 deduplicated closings here since January 2024: 77 houses, 40 townhomes and villas, and 11 condominiums. The archive samples a community that trades below three million dollars, so those counts are floors rather than totals, and we compute no median from them. The ranges are still telling. Condominiums recorded from $270K to $480K, townhomes and villas from $330K to $915K, and houses from $450K up to the record.
The structural finding sits at the million-dollar line. Every recorded closing above one million dollars at PGA National since January 2024, twenty-one in all, has been a single-family house, per our archive of the regional feed. The entry below the line belongs to condominiums, townhomes and villas, and none of the three has come close to crossing it. A budget above the line is shopping houses here, full stop, and the estate pockets such as Preston and Marlwood Estates set the ceiling. The chart draws the line across this year's recorded range for each product, and only the single-family box crosses it.

How Fast the Year Cleared
The upper tier moved faster than the entry tier in the trailing year, which is not the usual order. Homes from $1M to $3M cleared at a median of 41 days on market against 66 days under $1M, with the community's blended figure at 63 days. Both tiers closed tight to their final asking prices, 96 percent below the line and 95.9 percent above it. One lesson travels with those ratios: they measure closings against the last asking price, not the first, so a listing that repriced on the way down still scores well.
For buyers the practical read is a workable but narrow negotiating margin on the typical listing. The margin thins on renovated golf frontage, where the upper tier's 41-day pace says the demand is. For sellers the same table argues against testing the market with a stretch number, a dynamic our Palm Beach Gardens quarterly report documents across the city.
The Deepest Golf Market in the Gardens
Depth is PGA National's defining market trait. The live comparison module on our community page sets its 51 trailing-year sales beside 18 at the Loxahatchee Club and 8 at the Bears Club. Our community character study measured the same pattern across twelve corridor communities. It recorded 275 closed single-family transactions here over its study window, the strongest liquidity in the dataset, at the most accessible price point in the corridor.
Depth changes how both sides should behave. A buyer here rarely needs to chase, because selection returns most months at several price points at once. A seller competes with that same selection and prices against live neighbors rather than against last season's comparables. At the boutique clubs the calculus inverts, and waiting a season for the right house is normal.

Turnover Against Five Thousand Homes
Now set the recorded trade against the stock. The community holds about 5,000 homes across 46 neighborhoods, per our community page, and Beaches MLS recorded 51 closings in the twelve months through September 23, 2026. That is turnover of about one percent a year through the MLS. Our archive adds context from a longer window, 128 recorded closings since January 2024, a floor that still points to the same order of magnitude.
Both readings can be true at once: the deepest golf market in the Gardens, and a community where ninety-nine homes in a hundred did not trade last year. Depth here is a function of scale, and scale is also why the membership and inventory report treats recorded counts as floors. Some owners sell privately, some villages lag the feed, and the page's own live table updates as records arrive.
What Is Open Today
As of October 2, 2026, nine listings are open on our community page: six houses, two townhomes and one condominium. They run from $574,960 asked for a Windermere Way townhome to $1,794,960 asked for a five-bedroom Preston house on Thornton Drive, with the median asking price at $1.3M. The record closing, $2.86M on the same Preston street in August 2025, sits a full million above today's top ask.
Nine open listings against a 51-sale trailing year works out to about two months of supply at the recorded pace, a thin shelf for a community this size. The live list sits on the community page and moves as listings do, and the corridor's other golf markets sit on the golf communities hub. Bottom Line
The ledger describes a market with unusual breadth and ordinary scarcity. Three products trade behind one gate, the tiers clear at different speeds, and the blended figures flatter neither. Buyers should price the product rather than the community. The community number mixes a $270K condominium record with a house market that has cleared seven figures twenty-one times since January 2024.

The blended median and the year-over-year changes come from the same page's comparison module. Both modules draw Beaches MLS closed sales for the trailing twelve months through September 23, 2026. They were updated October 1, 2026 and read October 2, 2026. Tier medians blend products within each tier and are labeled as tier medians.
Individual recorded closings and the product split come from our local archive of the regional MLS feed. So do the product ranges. Archive records are deduplicated on address, closing date and price, January 2024 through September 2026. The archive holds a sample of a community that trades below three million dollars, so its counts are floors, never totals, and no median is computed from it. The 2026 figures are a partial year. The archive scope takes Palm Beach Gardens records whose subdivision field carries a PGA token. It excludes PGA Commons and the PGA Estates pocket, matching the scope of our September membership and inventory report.
The shelf table lists the nine open listings shown on the community page as of October 2, 2026, with each product read from the regional feed record. Every figure in it is an asking price, and the live page updates as listings change. Turnover arithmetic divides recorded MLS closings by the community's approximately 5,000 homes and understates total turnover to the extent homes trade off-market.
