The Bears Club does not publish a path in. Membership is by invitation, with no public application, and it is limited to property owners. The club shares its terms with the people it invites. What is public is the property record, and that record is worth reading closely. Thirty-three estate closings since 2015 have moved $439.5 million through a community of about 68 lots on a course Jack Nicklaus designed for himself. This report reads that record: how entry works, how rarely estates trade, what the repricing did, and what is on the market right now.

How Membership Works at The Bears Club

Most private clubs in the corridor publish an application path. The Bears Club publishes none. Membership is by invitation, it is limited to property owners, and owning a home does not by itself produce the invitation. The home purchase is an ordinary real estate transaction. The membership decision belongs entirely to the club.

That structure changes how a purchase here should begin. The membership conversation and the property search need to start together, and expectations should be settled before anything goes to contract. This report quotes no initiation figure and no dues schedule, for the same reason it quotes no asking price as a value. The club sets its terms and shares them with the people it chooses. Any figure published outside that room is a guess, so we send every fee question to the club itself. This page spends its ink on what is provable, which is what the homes cost.

How Rarely Estates Come to Market

The estate section holds approximately 68 custom lots, and the count is fixed. Across eleven and a half years the MLS records 33 estate closings, about three in a typical year. Neither 2016 nor 2022 produced a single one. Patience here is structural. A buyer holding out for a specific street or builder may wait through more than one season. That is the defining difference from Admirals Cove and its steady monthly flow.

The ledger also runs deeper than the MLS. Two recent transfers recorded at the courthouse with no MLS closing, $17.65 million on Bears Club Drive in October 2024 and $18.965 million in November 2025. Our complete sales history documents both. In a market this thin, the quiet channel matters: some estates change hands before any public listing exists.

Then there is 2026. Six estate closings through July already match 2020, the only other year with six. The flow included a $41 million closing, the second sale above $40 million in the recorded window. Scarcity has not loosened. The owners simply met a market finally deep enough for their prices.

What the Estate Record Shows

The typical estate that trades here is close to 9,900 square feet on a 1.17-acre lot, and the land is the point. No other gated community in northern Palm Beach County delivers lots this large around a course designed by Jack Nicklaus on 488 acres. The product has no local substitute, which is what the price history keeps saying.

Before 2020, estate closings averaged $725 per square foot. Since 2023 the average runs $1,590 excluding the record sale, and the record itself, $48 million on Bears Club Drive in February 2025, closed near double that average. A new-construction closing then reset the per-foot record at $3,099 in July 2026. The recorded entry point has moved past $12 million, and our unsold-listings study shows what happened to sellers who priced ahead of that curve too early.

The Villas: The Other Door

The gate has a second product. The villa enclaves on Villa Drive and Via Del Orso hold 25 recorded closings since 2018, $86.2 million in all, with recent Villa Drive sales closing at $5.5 million. The villas buy the address and the setting at a fraction of estate cost, with the club relationship governed by the same invitation structure.

The tradeoff is the association ledger. MLS records show villa fees from $2,388 to $7,097 a month, a range that has escalated sharply and that any buyer should model before going to contract. Our villas study tracks that escalation address by address.

How Quickly Estates Sell

The nine estate closings since January 2025 carried a median of 71 days on market, and the median result landed at 87.5 percent of the final asking price. Both figures run looser than the corridor's high-volume communities. With two or three buyers active in a season, sellers hold for their number and buyers negotiate hard against thin comparable evidence.

Financing tells the same story of a small, particular market. Six of the nine recent closings were cash, and the financed buyers still closed on estate timelines. For a buyer the practical read is simple: the negotiating window is real, the selection is not. When the right estate appears, the decision usually cannot wait for a second option to surface.

Carrying Costs Beyond the Purchase

Estate association fees in the MLS record run from $1,333 to $2,167 a month across the window, moderate for the product class. Property tax is the larger line: it resets on the purchase price after closing, and our county property tax guide walks the arithmetic, homestead and portability included.

Club economics sit on top of both, and they come from the club at invitation. Budget conservatively, confirm the current terms directly, and treat insurance as its own conversation, since coverage on estates this size varies widely with construction era and elevation.

What Is Available Right Now

As of September 10, 2026, five estate listings are open, asking from $12.9 million to $53.9 million with a median asking price of $21.5 million. The top figure asks above anything the community has recorded, which makes it a test of the ceiling rather than evidence of one. Every number on this shelf is an asking price until a deed says otherwise.

One address on the list carries its own history. The home at 232 Bears Club Drive changed hands in the October 2024 transfer noted above, and it has now returned to the open market.
