The name needs one clarification. This is the gated Jupiter community at Pennock Preserve, not the West Palm Beach condominium that shares the word Prado.

The Setting
Scarcity was designed in before the first slab poured. One entrance, no through roads, a preserve that cannot be built on and a home count fixed at about 130: the plan reads like a supply constraint drawn on purpose. Jupiter has grown around it since, which only sharpened the effect.
The community sits off Pennock Lane at Jupiter's north edge with the preserve forming its quiet side. Island Way and the turnpike entrance are minutes away, and Jupiter's beaches are about fifteen. Daily life runs through Jupiter entirely: the Abacoa and Alton corridors for errands, the riverfront for dinner, and the island beaches on the weekend. Preserve-backing lots are the community's premium product, and the interior streets trade close behind them.
The Preserve Next Door
The Pennock natural area is the amenity no association fee buys. The preserved pine and wetland tract forms the community's eastern quiet, keeps the light pollution down and guarantees that the view behind the back fence never becomes a rooftop. Preserve adjacency is the rarest repeatable premium in Jupiter's gated market, and Prado owns a full boundary of it.
The Houses
Standard Pacific delivered transitional estates in the four to six bedroom range through the mid 2010s, on lots that start near a half acre and pass a full one. The recorded median lot runs about three quarters of an acre. A renovation wave is now moving through the original finishes, and the updated homes are where the record pricing lives.
The Market
The last two years recorded 9 closings at $746 per square foot at the median, with market time near two and a half months. Supply is the constraint by design. A community of 130 homes whose owners arrived recently produces a handful of chances a year, and prepared buyers take most of them before the public market sees anything.

The Ledger
The full recorded history of the last two years fits below. Note how tightly the prices cluster, which is what a single builder, one era and consistent lots produce. The preserve lots break upward from the cluster.
BeachesMLS recorded closings, board twins deduplicated. Lot sizes are in square feet. Deeds record in Martin County under Jupiter addresses.
The County Line
Like its neighbor Bridgewater, Prado carries Jupiter addresses with Martin County deeds. Taxes and schools run through Martin County. The fact changes paperwork rather than daily life, and buyers should carry it into the offer rather than discover it in the title work.
The comparison set clarifies the fit. Bridgewater next door sells more land and newer construction at a higher median. The Jupiter golf gates sell club life with smaller lots. Prado sells the quiet middle: established landscaping, half acre and larger lots and no club obligation. That is the brief for buyers who toured both neighbors and wanted neither extreme. The preserve boundary does the rest of the selling on a first visit, and the ledger shows how rarely owners hand the advantage on.
Bottom Line
Prado recorded 9 sales in two years at a $3.5M median and $4.2M at the top, on half-acre-plus lots beside a preserve that will never be developed. It is the quiet middle of Jupiter's gated ladder: more land than the family gates, no club obligation, and scarcity that does the appreciating. The county line is the one fact to carry into the offer.
For a buyer circling Prado: decide preserve or interior before touring, and be ready months early, because this ledger adds a handful of lines a year.
Every figure is a BeachesMLS recorded closing from November 2024 through October 2026, scoped to the Prado subdivision records with City Jupiter, board twins deduplicated on address and price. The West Palm Beach condominium named Prado is excluded entirely. Medians are used throughout.
Community facts follow the public record. Standard Pacific built about 130 homes in the mid 2010s on roughly half acre and larger lots beside the Pennock natural area. Deeds record in southern Martin County. This is market description, not a valuation of any property.
