The Record, Sale by Sale
The high sale of the record belongs to The Links. A 3,735 square foot house at 1216 SE Colony Way, on about 1.2 acres beside the Pete Dye course, closed at $2,912,000 at the end of July 2025. It asked $2,999,000 and found its buyer in 16 days. Most of the record moved quickly. The Ranch Acres sale at 2505 SE Ranch Acres Circle found its contract in four days, while the slowest closing of the year needed 90 days.
The most telling sale is the cheapest land. Twenty acres at 1001 SE Ranch Road, carrying a 1996 house of 2,757 square feet, closed at $1,900,000 in February 2025. The price works out to about $95,000 an acre, and the whole spread cost a million dollars less than the Links house on its 1.2 acres. The two sales sit five months apart in the same gated community and describe two different markets.
The record also holds the year's widest miss. A 3,647 square foot Old Trail house at 4034 SE Hammock Place asked $1,500,000 in August and closed at $1,100,000 in October, 27 percent below the asking price. Everything else closed far tighter, between 91 and 99 percent of what sellers asked.

Asking Versus Closed
Sellers who priced to the market gave up very little. Five of the six closings settled within ten percent of the asking price, and the median sale closed at about 95 percent. The Hammock Place house that closed 27 percent under is the exception, and the sale at 18043 SE Old Trail Drive W gave up 9 percent after 26 days. Timing varied widely. The six sales took between 4 and 90 days to find their contracts, with the median just under six weeks.

Five Markets Behind One Gate
Ranch Colony holds five communities on its roughly 2,000 acres, built out between 1984 and 2014, and each sells a different product. Ranch Estates runs 36 homes on spreads of 20 to 50 acres, and Ranch Acres follows with 40 homes on 5 to 12 acre parcels. Old Trail wraps 74 homes around a Tom Fazio course, and The Links holds 51 on one to five acres beside Pete Dye's design. Tailwinds parks airplanes at home along a 2,700 foot lighted, paved runway.
The 2025 record touched the colony unevenly. The Links closed twice and Ranch Acres once. Old Trail closed once under its own name, and two more sales recorded under the colony's umbrella label, one of them on Old Trail Drive itself. Tailwinds shows no recorded closing in this window, and Ranch Estates' only trace is the twenty acre Ranch Road sale, recorded under the umbrella label. The scarcity says more about supply than demand. A neighborhood of 36 ranches produces a seller rarely, and quiet years leave the record thin.
On the Market Now
The colony's public market is two listings as of the feed's late August export. A 2,277 square foot Links house at 1488 SE Colony Way is asking $1,095,000, listed in mid June. The other is under contract at 18512 SE Old Trail Drive E after 183 days on the market. The 4,346 square foot house from 2001 last asked $1,950,000, down from an original $2,200,000. Both figures are asking prices, and the 2025 record shows what asking figures became.
Pricing Against a Thin Record
Six closings cannot support a median the way sixty can, so read this record as a set of individual verdicts rather than a curve. Price a Links house against the two Links sales. Price acreage against the twenty acre deed, not against any per foot figure from the coast. Remember what the feed cannot see. A deal agreed privately never reaches the MLS, so this record is a floor on the colony's activity rather than a census of it.

Bottom Line
Six sales is the whole record, and 2026 has not yet added one. Every sale settled below its asking price, most within a few points and one 27 percent under. Acreage and golf frontage follow different pricing rules. Five communities share the gate and almost nothing else.
For anyone pricing a Ranch Colony property: Work from the sale most like the property, not from the colony's blended numbers. In a market of six comparables a year, the right one is worth more than the average of all of them.
