The Street
Sunrise Avenue is the north end's main street. It runs from the marina side of the island past Royal Poinciana Way's restaurants and ends at the beach, with the Breakers' fence line just south. Sun and Surf owners live at the ocean end of that walk. The location trades Midtown's bustle for the quieter north end rhythm. Breakfast happens on Royal Poinciana Way, the beach waits at the end of the block, and the north bridge is ten minutes from the mainland.
The Two Buildings
The complex went up in 1977 as two buildings platted together, the 100 building at the ocean end of the block and the 130 building behind it. Lines run from one bedroom pieds-a-terre to combined penthouses of house scale, and the resort program, pool deck and service culture run deeper than the building count suggests. Upper east lines in the 100 building carry the ocean views and the record.
The amenity program explains part of the hold. The pool deck, beach service and staffing run at resort depth for the size. Owners can treat a two bedroom line like a private club with rooms. That is rare at this scale in town, and owners know it.
The two buildings price as one market with a view gradient. The chart shows the recorded split. The 100 building trades less often and higher, the 130 building more often and lower, and buyers who only watch one stack miss half the opportunities.

Scarcity as the Market
Fifteen recorded sales across 136 residences in two years is a slow turnover rate, and that is the operating condition here rather than an anomaly. At this writing 0 residences were publicly listed in either building. Owners hold because the location does not repeat, and the trades that happen often start as conversations inside the buildings. The penthouse record arrived exactly that way: quietly marketed, quickly closed, and only visible in the record after the fact.
Scarcity also disciplines pricing. With so few comps, a single ambitious closing resets the whole complex, and the penthouse record pulled every upper line's expectations with it. Sellers here price against the latest trade and the building's private appetite, not against the island's broader condo tape.
BeachesMLS recorded closings, board twins deduplicated. The first number is the building, 100 or 130 Sunrise Avenue. Owners are not named.
What Buyers Should Know
Positioning beats searching at Sun and Surf. Buyers with a specific line in mind should be known to the building before a listing exists, because the best trades never reach the portals. The 1977 paper reads well, and the association's reserves and recent work history are the documents to verify, the reading we walked through in Reading the Condo Budget. The north end alternative at boutique scale is Two North Breakers Row, and the Palm Beach Biltmore carries the landmark card. Our building page compares all three side by side.
Combinations deserve their own line of thinking. The record penthouse was itself a combined residence, and adjacent line pairings surface here more often than listings do. A buyer who wants house scale at the beach end of the street should ask about neighbors before asking about inventory, because the building's best product gets assembled, not found.
Bottom Line
Sun and Surf holds 136 residences and released 15 of them in two years, at a $3.9M median and a $9.9M record. The beach sits at the end of the block and the owners know exactly what they have. Buying here is a waiting game that rewards preparation, and selling here is a pricing exercise against very few comps.
For buyers circling Sun and Surf: pick your building, pick your stack, and be ready months before the listing exists. The residences trade to the prepared.
Every figure is a BeachesMLS recorded closing at 100 or 130 Sunrise Avenue from November 2024 through October 2026, board twins deduplicated on address and price. Medians are used throughout. Quiet transfers can precede their recording by weeks. Building facts follow the public record: 1977 construction, two seven story buildings, about 136 residences in the combined condominiums. This is market description, not a valuation of any property.
