One Budget, Two Products
A single countywide median hides how this market works. The combined median across every listing in the range is $1,231 per square foot, a figure that describes almost nothing actually for sale, because houses and condominiums are priced on different logic. The 129 houses list at a median $1,115 per square foot for a median 4,436 square feet. That buyer is paying for land, privacy, and interior space. The 36 condominiums list at $1,700 per square foot for a median 2,982 square feet. That buyer is paying for a location the house budget cannot reach, and often for the ocean itself. What five million dollars buys in Palm Beach County depends on which of those two purchases you are making, so the tables below keep the products separate. Most listing portals do not.
The House Market
The house market sits west and south. Boca Raton, Delray Beach, Wellington, Jupiter, and the West Palm Beach mainland hold most of the inventory, at medians of roughly $1,040 to $1,260 per square foot, and they are where this budget buys a 4,436-square-foot family house with a yard. Palm Beach island is the exception. The island holds just 4 houses in this price range, none of them oceanfront, at a median 2,606 square feet and $2,165 per square foot, roughly double the mainland rate for half the space. About a third of the houses in the range sit on water, but the water is canal, Intracoastal, and lake frontage. Not one house in the range fronts the ocean.

The Condominium Market
The condominium market concentrates where the house market barely reaches: the island, the beachfront corridors of Boca Raton and Highland Beach, and the West Palm Beach waterfront skyline. The units are smaller and the rate is higher, $1,700 per square foot at the median, and the premium buys water. Of the 36 condominiums in the range, 28 sit on water against 52 of the 129 houses, and every ocean-facing listing in the range is a condominium or townhouse. The island's 7 condominium listings include units in true oceanfront buildings at a median 2,260 square feet, a product no five million dollar house anywhere in the county can offer.

The Oceanfront Truth
Seventeen of the 176 listings carry the MLS's Ocean Front designation, sixteen of them condominiums and one a townhouse. Not one is a house. On Palm Beach island the oceanfront inventory in this range is five units, all condominiums, in buildings like the Enclave of Palm Beach, One Royal Palm Way, and the Winthrop House. A buyer who wants to step from the front door onto the sand at five million dollars is choosing a building. The closest a house comes is ocean access. In this range 19 houses can reach the inlet by boat. They sit in Ocean Ridge, Singer Island, Jupiter, and the North Palm Beach waterways. A freestanding house on the beach belongs to a different budget class, and buyers who start their search expecting one usually lose their first three months to that misunderstanding.
The Missing Waterfront Premium
Waterfront listings in this range hold a median $1,230 per square foot. Dry listings hold $1,234. The premium buyers expect to pay for water barely appears at this price, and the product split explains why. On a fixed budget, the cost of water shows up in age and in building type rather than in the price. The median build year is 2002 for waterfront listings against 2022 for dry ones, and condominiums make up 28 of the 84 waterfront listings but only 8 of the 92 dry ones. Five million dollars buys the water, or it buys new construction with a yard. It does not buy both.
Age and Price
The oldest homes in this range carry the highest prices per square foot, the reverse of the national pattern. Homes built before 1990 hold a median $1,389 per square foot, the highest of any era, because the county's earliest construction claimed its best land, east of the water and close to it. New construction, the largest single group at 74 listings, holds a median $1,222. The least expensive era is 1990 to 2009, at $1,129, old enough to miss the new-build premium and too young to sit on the earliest land. A buyer paying a premium for an older home here is paying for the land underneath it, and the table below puts numbers on that choice.

Days on Market
Nothing in this price range sells quickly, and time on market is the buyer's best source of leverage. The median listing has been on the market 116 days. Of the 176 listings, 52 have been on the market six months or longer, while only 20 arrived within the last thirty days. Houses move faster than condominiums, at medians of 108 against 151 days. The season matters too. Sellers who carry a listing through the quiet weeks of August tend to reduce their prices in September. A buyer who has already made the house-or-building decision can therefore tour the aged inventory this fall with more leverage than a February buyer will hold. Bottom Line
Five million dollars in Palm Beach County buys a house or it buys the ocean, and no listing offers both. The house is a 4,436-square-foot home on its own land, west of the sand, at $1,115 per square foot. The ocean is a condominium at $1,700. Every one of the 17 oceanfront listings in this range sits in a building. The first question worth settling is house or ocean, and the choice of town comes after that.
For buyers starting a search this season: Choose the product before the town. A buyer who wants the ocean should be touring buildings and reading condominium documents. A buyer who wants a house should be shopping the mainland at $1,115 per square foot and treating the 52 listings that have waited past six months as the negotiation list. The buyers who struggle are the ones searching this price range for a product it does not hold.
This analysis covers every active residential listing in Palm Beach County priced between $4,250,000 and $5,750,000 on August 15, 2026: 176 listings (129 single family, 36 condominium, 10 townhouse, plus villas), filtered to Palm Beach County municipalities. Medians are used throughout and are reported per product wherever the products diverge. Oceanfront counts use the MLS WaterfrontFeatures field's Ocean Front value. Ocean access is the separate Ocean Access value. Era statistics cover listings with a recorded year built. Individual listings are not identified because inventory changes daily.
The on-water counts use the MLS waterfront flag, which includes ocean, Intracoastal, canal, and lake frontage.
