One Hundred Worth
Worth Avenue ends at the ocean, and two buildings own the ending. Kirkland House holds the south corner with twenty residences. Winthrop House holds the north with 122, which changes everything about how the two trade. Kirkland is a scarcity play where years pass between sales. Winthrop is the liquid way to own the same corner, with enough residences that a patient buyer sees real choices and a seller faces real comparables.
The plans run two to three bedrooms from roughly 1,500 to 3,500 square feet. The amenity set reads like a small hotel, with a heated pool, rooftop sundeck, fitness center and club room behind a full time manager and 24 hour security. The lobby opens to the avenue's galleries and restaurants. That walk is the purchase as much as the residence is.
The Tunnel Under the Boulevard
The building's signature is below grade. A private passage runs from Winthrop House under South Ocean Boulevard directly to the beach, so owners cross to the sand without crossing traffic. On an island where oceanfront buildings charge millions for the privilege of elevation, a 1970 building at the retail corner solved beach access underground. No other building at this entry point offers it.
One diligence note belongs here. Public listing surfaces describe Winthrop House inconsistently. The recorded closings will not settle a building's legal form either, a problem we documented across the island in The Co-op Question. Read the offering documents before you write. The diligence takes minutes and removes every surprise the portals plant.
One Floor Plan, Five Prices
The five recorded sales are unusually clean evidence, because four of them sit within 130 square feet of each other. The market priced nearly the same residence five times in nineteen months, and the answers climbed almost every time. The two 2025 closings reflect original and lightly dated lines. The three 2026 closings reflect what renovation does at this corner, and the September sale set the building's recorded high.

A fourth floor listing now carries an asking price of $4.9 million, well above the September benchmark. Whether it holds will say whether the repricing has finished or merely paused. Either way the direction of the last two years is not in dispute.
Who Winthrop Fits
Winthrop House fits the buyer who wants the island's most walkable address with a real market around it. The building trades often enough to enter without waiting years. Renovated lines keep setting the ceiling for the dated ones, and the spread between the two rewards a buyer willing to renovate. The same spread warns against overpaying for original condition on the strength of the address alone.
We track every line in the building against the island's building records and walk buyers through which floors and exposures earn the premium. The corner sells itself. Picking the right residence inside it is the work, and it starts with a conversation about how you will use Palm Beach.
Bottom Line
Winthrop House pairs the island's most famous corner with its most practical beach access. The closings show a building mid repricing, driven by renovated lines nearly identical in size to the dated ones they outsell. The buyer's question is not whether the address holds value. It is which side of the renovation spread to buy, and at what entry.
For buyers watching 100 Worth: the recorded spread between original and renovated condition is the whole strategy. Buy the dated line priced like one, or the renovated line that defends its premium, and never the one priced as both.
Sales are recorded BeachesMLS closings for 100 Worth Avenue, town of Palm Beach. Our feed's window for this building opens in February 2025. Palm Beach island transactions also close through the Palm Beach Board and privately, so recorded counts understate total activity.
Price per square foot divides recorded price by listed living area. The $4.9 million figure is the asking price of an active MLS listing as of October 12, 2026, not a value.
