The Record Book
Twelve sales stand at the top of the island's record, and four of them never touched the public market. The record itself, 450 South Beach Road at $58M, was a private sale in August 2025. The parcel runs 5.9 acres from ocean to Intracoastal, with 330 feet of beach on the county's measure. The seller and buyer put nothing on the MLS. The same happened at 216 South Beach Road, $32M in 2024 for 6.2 acres. It happened again at 444 South Beach Road, $32M this May, with 175 feet on the ocean and 175 on the water behind.
The open-market record is 382 South Beach Road, $55.1M in April 2021, an 8.3 acre compound with a 26,000 square foot house. One address appears in the book twice. The buyer of 511 South Beach Road paid $26M on the MLS in May 2021. This February the house sold again, privately, at $40M. Nothing about the property changed. The market under it did, and the gap, 54% in under five years, is the island's repricing measured on a single house.

The Same Sales, Per Foot and Per Acre
The same twelve sales look different when you divide them by the house, the land and the beach. Per square foot of house, the top figure belongs to 433 South Beach Road. Its $32M sale in 2025 bought a 1935 house of 3,738 square feet, which is $8,549 a foot. Nobody paid that for the house. They paid for 2.67 acres and 380 feet of ocean, $84,091 for each foot of beach, and that per-foot figure is the cleanest reading of land value on the island. Per acre, the records belong to Jupiter Inlet Colony at the south tip. Its quarter-acre lots have carried up to $43.7M an acre, set by the $30.2M sale of 103 Lighthouse Drive in October 2024. That figure belongs to the new house standing on the lot, not to the dirt under it, and the Colony's per-acre records are new-construction records.
Per foot of ocean, the island's estate sales since 2016 run from $13,820 at 365 Beach Road to $183,938 at 609 Beach Road, on the county's measured frontage. The ocean-to-lake compounds sit above every per-foot rule. Their prices follow acreage and privacy, and two of the three largest were never advertised at all.

Eleven Years, Year by Year
The decade divides cleanly at 2020. From 2016 through 2019 the median sale across the combined market was $2.7M and the highest sale of any year was $28M. The volume record came in 2020, 69 sales, the great turnover that reset who owns the island. The price record came right behind it: 2021 brought the $55.1M closing at 382 South Beach and a median 3.3 times the 2019 figure. The median has held between $6.2M and $8.5M since 2022, on a third of 2020's volume, and 2026 has already recorded 34 qualified sales.
The market's mechanics moved the same way. The median MLS sale closed at about 91 percent of asking through 2020, touched par in 2022, and has settled back to the low nineties. Median time on the market fell from more than three months to 12 days in 2022, and has stretched back toward three months as sellers test the record prices.

The Records That Surprise
Three things in this record book run against the island's quiet reputation. First, the depth: 28 sales of $20M or more since 2021, in a town of about 700 parcels and a colony of about 230. Second, the teardown premium: three of the five highest per-square-foot prices were paid for houses built before 1980, because the land is the asset. Third, the private market: 81 qualified sales since 2016 closed without a listing, $589.1M in all, including the record itself. Roughly 25 percent of the island side's dollars moved that way, quietly, between parties who found each other. How those deals happen, and how buyers reach them, is the subject of its own report. How to Read This
The scope is Jupiter Island and Jupiter Inlet Colony together, single-family only, sales of one million dollars and up from January 2016 through August 2026. Prices are the recorded deed prices. Acreage and frontage are the counties' land records, and a compound assembled from more than one parcel can carry more frontage than its deed parcel shows. One caution belongs here, because the listing feeds hide it. Counted from listings alone, the island looks nearly still, a handful of trades a year across some 930 parcels. The deed record says otherwise. Roughly 25 percent of the island side's dollars changed hands off the MLS. The island turns over more than most people think, and the repricing is real, paid in recorded dollars. The island's condominiums, from the Beach Road towers to SeaGlass, are excluded here and covered separately. No owner is named in this report.
Bottom Line
Jupiter Island's record is $58M, set privately in 2025, above the $55.1M open-market record of 2021. Two of the island's three largest sales never touched a listing. The median qualified sale has climbed from $3M in 2016 to $7.4M this year, and every headline figure in this book traces back to land, frontage and position. This is a market that rewards whoever holds the fullest record of it.
For a buyer or seller weighing the island: Read the deed record before the listings, price the land before the house, and treat the quiet market as half the market. The owners on this island already do.
The sale record combines two sources. The first is a Flexmls export of every island-corridor listing from 2016 through August 2026, deduplicated across boards. The second is the Martin County Property Appraiser's complete transfer, master and land files for the Town of Jupiter Island, taxing district 4300. The Palm Beach County Property Appraiser's sales record covers Jupiter Inlet Colony and the island's south end. Off-market sales are transfers the county marks qualified and arms-length, on single-family or vacant residential parcels, with no MLS closing on the same parcel within two percent of the price. Deed prices govern where the two records differ.
Acreage is the county parcel area, and ocean and Intracoastal frontage are the county's land valuation lines, per front foot of actual frontage. An estate assembled from several parcels can hold more land and frontage than the deed parcel alone shows, and per-foot figures are quoted only for single oceanfront parcels. Medians and counts include every qualified sale at one million dollars and up. Sold-to-ask ratios and days on market come from the MLS sales only, since private deals carry neither. Owners are not named.
