The Private Market, Measured
Set the deed record beside the MLS and the island runs two markets at once. The open one recorded 181 sales of a million dollars and up since 2016. The quiet one recorded 81. The private share moves year to year, from under a fifth of the dollars in the busiest listing years to nearly half in 2024, and it never disappears. The median private deal is about $4.2M, so this is not only an estate phenomenon. Cottages, interior lots and Intracoastal parcels change hands the same way.
The chart counts both markets by year. The pattern worth noticing is 2024, when the island's listed market thinned to ten sales and the private market matched it deal for deal.

The Deals Nobody Saw
The record book's top tier is where the quiet market shows its weight. The island record, $58M for 450 South Beach Road in August 2025, never listed. Neither did 216 South Beach Road at $32M in 2024, nor 444 South Beach Road at $32M this May. And the island's cleanest appreciation proof is a private deal: 511 South Beach Road, bought on the MLS for $26M in 2021, sold quietly for $40M in February 2026. The table lists the twelve largest private sales of the decade.

How a Quiet Sale Happens
There is no secret exchange. Private deals on the island come from a handful of ordinary situations handled discreetly. A neighbor buys the parcel next door to protect or expand a compound. An estate settles and the family prefers a clean sale to a public one. An owner who never intended to sell is approached, properly, with a number that makes the conversation worth having. A buyer's agent who knows the island keeps those conversations alive, knows which owners will listen, and brings an offer without a listing ever existing.
Jupiter Inlet Colony runs closer to a normal market. Its lots are smaller and its turnover higher, and its quiet share is smaller too, about a fifth of its dollars against the town side's quarter. The great private trades concentrate on the town's estate section, where the parcels are irreplaceable and the owners value silence as much as price.
For Buyers, and for Sellers
For a buyer, the listed inventory is the smaller part of the truth. On the island side, roughly a quarter of the market by dollars never reaches a portal, and in some years nearly half. A buyer who waits for listings competes for what everyone can see. A buyer who tells us what they want, in confidence, lets us ask quietly on their behalf. That is how several of the sales in this report began, and it costs nothing to start the conversation through our buyer services or our off-market work.
For a seller, the same machinery runs in reverse. A home can be shown to qualified buyers inside the Compass network as a Private Exclusive. There is no public listing, no photograph in circulation and no days-on-market clock, yet the price is tested against real demand. The island's own record shows what discretion is worth. Bottom Line
Jupiter Island has two markets. One is on the portals for anyone to see. The other has closed 81 sales worth $589.1M since 2016, including the $58M record, and it never advertises. Roughly a quarter of the island's money moves this way. The deals happen between neighbors, through estates, and through buyers who asked the right person.
For anyone serious about the island: Tell someone who works here what you want. The quiet market only answers direct questions, and it rewards the buyers who ask early.
An off-market sale here means a specific thing. The Martin County Property Appraiser marks the transfer qualified and arms-length. It is recorded from January 2016 through August 2026 on a single-family or vacant residential parcel in the Town of Jupiter Island, taxing district 4300. The price is one million dollars or more. And no MLS closing matches it within five percent of the price and ninety days. The tolerance is wide because deed and MLS records of one sale can differ by a few percent. Family transfers, trust reshuffles and other non-market deeds are excluded by the county's own validity codes. The MLS side is a Flexmls export of the island corridor, deduplicated across boards.
Exact figures cover the town side only. Jupiter Inlet Colony sits in Palm Beach County, trades on the open market more often, and carries its own measured quiet layer, about a fifth of its dollars since 2016. Acreage and frontage are the county's land valuation lines. No owner, buyer, seller or agent is named, and addresses appear only as the public deed record shows them.
