Ten Years That Repriced Jupiter Island

In 2016 the median house on Jupiter Island sold for $551 a square foot. This year it is $2,085, 3.8 times as much in a decade. Nothing about the island changed to produce that. The Town of Jupiter Island still holds about 512 houses and 80 vacant residential parcels on roughly 855 residential acres, exactly as zoned for generations. It sells perhaps thirty houses in a good year. What changed is that buyers came to understand what the island is. The supply of large, quiet, protected land on the ocean is fixed, an hour from Palm Beach and a world away from it. This is the record of that repricing, and of the plots of land underneath it.

The Repricing, Year by Year

The line is not smooth, and its shape tells the story. From 2016 through 2019 the island's median hovered between $551 and $718 a square foot, drifting rather than climbing. In 2020 it reached $956 on record volume. In 2021 it jumped to $1,419, and in 2022 to $1,882. Since 2023 the median has held between $1,859 and $2,085, three times the pre-2020 level. Volume has settled back to the island's long-run pace of two to three sales a month.

The whole-market medians, which count the private deals the MLS never saw, moved the same way. The median qualified sale ran $1.9M in 2019 and $6.4M in 2021, and it has not returned to the old level since.

The Land That Cannot Be Made

The denominator of every figure above is fixed. The town's residential land runs to about 855 acres across 591 parcels, and the zoning that shaped them has been defended for seventy years. The median parcel is about an acre. A third run one to two acres, and a quarter are estate parcels of two acres or more, the ocean-to-Intracoastal properties that set the island's records. Only 80 residential parcels sit vacant, and much of the island beyond them, from Blowing Rocks north through the refuge lands, is conservation ground that will never hold a house.

One detail says how deliberately the place was laid out. Dozens of interior parcels carry a deeded strip to the ocean eight feet wide, and the county's land records still value each one. These are private paths to the beach, drawn into the plats generations ago. The island was designed so that even the houses away from the water live on it.

When Understanding Arrived

Scarcity was always here. The question the decade answered is whether buyers understood it, and the answer arrived in about eighteen months. The island recorded 69 qualified sales in 2020, double any nearby year, as buyers rethought where and how to live. Each sale removed an opportunity that does not come back quickly: houses here often hold for decades. The buyers of 2021 and 2022 bid on what remained, and the median tripled against 2019.

The clearest proof runs through one address. A house bought on the open market for $26M in May 2021 sold privately in February 2026 for $40M. That is a gain of 54% across the very years when luxury markets elsewhere cooled. The island's repricing was not a pandemic spike that faded. It was a one-time correction in how a fixed asset was valued, and the record book since, including a $58M private record in 2025, says the correction held.

Where That Leaves the Island

At $2,085 a foot and a $7.4M median sale, the island now prices like what it is. These are the largest private parcels on the ocean between Palm Beach and the Treasure Coast, in a town that has chosen for seventy years not to grow. Supply is the whole story. Perhaps thirty houses trade in a year, a quarter of the dollars move without a listing, and the records are in the record book. The island repriced once and it stuck. A square foot that cost $551 in 2016 costs $2,085 now. Nothing was built to meet that demand, because nothing can be built. The town holds about 512 houses and 80 empty lots, the typical parcel is an acre, and protected land seals both ends. That is the entire supply, and it is permanent.
