Leaving Miami: The Palm Beach County Translation

The drive is eighty minutes. The translation is harder. A buyer leaving Miami arrives fluent in towers, causeways and gated island streets. Palm Beach County offers a different mix: houses on water, clubs behind gates and one storied island. The tax math barely changes, which surprises people. What changes is what the same money buys, and where each Miami life has its county counterpart.

The Translation Map

Most Miami addresses have a county counterpart, and finding yours is faster than touring everything. The historic garden neighborhoods translate to West Palm Beach's lake districts. The boating islands find their counterpart in the harbour streets and club marinas of the north county. The private-island condo life translates to the island's full service buildings. The map below is where we start every one of these searches.

The Same Budget, Priced

The county prices one budget at very different rates depending on the address, and the spread is the real translation lesson. In the $4M to $6M band, recorded house sales run $993 a foot in Palm Beach Gardens and $1,068 in Jupiter. The figure is $1,127 in North Palm Beach and $1,200 in West Palm Beach. The island then doubles the rate, $1,850 for a condo and $2,157 for a house. A Miami buyer used to paying tower rates will find most of the county underneath them.

What the Tax Math Actually Changes

The answer is not much, and that is the point. Both counties live under Florida's framework, so the move carries no state income tax event. The mechanics that matter are local. Millage varies by county and municipality, and the homestead exemption re-files at the new address. Florida's portability rules can move up to $500,000 of accumulated Save Our Homes benefit to the new homestead. On a long-held Miami home that benefit is real money, and the filing has deadlines. Our county property tax guide does the arithmetic, and your tax advisors should run your specific numbers before the closing date is set.

What Changes and What Does Not

Landing the Move

The sequence that works is translation first, touring second. Settle which county pattern fits, house on water, club community or island building, then tour three pockets deep rather than ten wide. School geography and commute shape the map more than most arrivals expect, and the season changes inventory faster than Miami's steadier calendar does. Our relocation playbook has the full checklist, and our buyer page is where the conversation starts.

Bottom Line

Leaving Miami changes what the money buys, not the tax math. A long-held Save Our Homes benefit can travel with you. The county answers most Miami lives with a counterpart and prices the same $4M to $6M budget from $993 to $2,157 a foot depending on the address.

For a Miami buyer starting the search: Tell us the Miami address you are leaving. We will name the three county pockets that translate it, with recorded prices for each, before you make the drive.

Every quoted rate is the median price per square foot of MLS recorded closings between $4M and $6M in the named market, closed August 2024 through July 2026. Houses and condos are always separated. No migration statistics are claimed anywhere in this guide. Miami references are place descriptions, not market data. Tax mechanics, including homestead portability limits and filing windows, follow Florida's published framework at a general level and belong with your tax advisors and closing attorney.

The tax framework is identical, so the difference is what the money buys. Recorded $4M to $6M house sales run from about $993 per square foot in Palm Beach Gardens to $1,200 in West Palm Beach. Florida's portability rules let a homesteaded owner move up to $500,000 of accumulated Save Our Homes benefit to a new Florida homestead, including a move between counties. The filing has deadlines and the arithmetic depends on both homes' values, so run the numbers with your tax advisors before closing.
