The Roster
The county reads as one place on a map and lives as six distinct towns. Everything below is within an hour of everything else, so any hotel can serve any search. The better question is which town deserves your evenings, and the list is arranged accordingly. For buyers earlier in the decision, still weighing Florida against somewhere else, the same principle holds: base where you are curious and let the week make the argument.
Four properties here hold five-star standing: The Breakers, the Four Seasons, Eau Palm Beach and The Boca Raton. They anchor the roster because comfort and quality are what a buyer at this level actually needs from the week, and the county is small enough to let comfort lead.
Fifteen hotels, arranged by town. The four in black are the county's five-star resorts, and comfort is the reason they lead.
We take no commission and hold no arrangement with any hotel here.
The County at a Glance
Sale prices are medians for closings at one million dollars and up over the past year, houses and condominiums stated separately because they are different products. From our community pages, where the figures update daily.
Palm Beach
The island closed 334 sales in the twelve months to August 2026. Twenty-eight of them cleared twenty million dollars at a median $27.8M and $4,411 per square foot, the highest figure in the county. The whole of it sits on four miles between the ocean and the lake.
The hotels cluster in two places: in town around Worth Avenue, and at the far south end. The North End has no hotel at all, so its streets are toured from town, a drive of a few minutes. The real choice is between walking to dinner and waking up on the sand.
A resort that has held its own stretch of ocean since the nineteenth century, in the middle of the island. Everything from Worth Avenue to the Estate Section is minutes away, and it is the address most visitors already know.
The reason we send people here first is the ordinary one. It works, and nobody has to think about it while they are thinking about a house.
VisitAt the far south end of the island, past Sloan's Curve, where Palm Beach runs into the condominium corridor. The natural base for a buyer shopping the oceanfront condominiums rather than the estates.
One practical note. The drive north along South Ocean Boulevard passes Mar-a-Lago, and the road closes when the president is in residence. A buyer working the Estate Section or the North End should base in town and spare themselves the detour.
VisitThe rest of the island roster sits in town. The Colony is off Worth Avenue and The Chesterfield is mid island. White Elephant Palm Beach a few streets away, and Tideline Ocean Resort on the ocean toward the south end. In town means walking to dinner, which tells a buyer more about a town than a drive does. See the Palm Beach market in full.
Manalapan
Manalapan recorded 16 sales in the twelve months to August 2026. Seven of them closed above twenty million dollars at a median $61.8M and $3,276 per square foot. A mile of ocean-to-lake estates, and a normal year produces a handful of trades.
The far south of the county's estate coast, on the sand, with a Nobu in the house. A stay here gives an instant feel for the neighborhood, which is the point. A mile of estates between the Atlantic and the Intracoastal is a specific way to live, and nobody should commit to it from photographs.
It is the base to choose for a search in Manalapan or on Hypoluxo Island. The median sale here took 193 days to reach a contract. Nobody tours this market in a hurry, and the hotel is the only way to spend real time inside it.
VisitSee Manalapan for the record behind those seven sales.
West Palm Beach
West Palm Beach closed 1,194 sales in the twelve months to August 2026, more than three times the island, and its top end is a different product entirely. Eleven sales landed between ten and twenty million dollars at a median $15.2M, almost all of it in the new towers on Flagler Drive.
On the Intracoastal at the edge of downtown, walking distance to the waterfront and to the restaurants people mean when they say the city has changed. It is a standout favorite of ours, a genuinely well-run operation that gets the details right without ceremony.
It is also the most central base in the county. The bridges to the island are minutes away and I-95 is at the door. Jupiter is twenty-five minutes north, Boca about thirty south, and The Ben serves a tour of either as easily as it serves the towers.

Singer Island and North Palm Beach
Singer Island closed 140 sales in the twelve months to August 2026, nearly all in oceanfront buildings. North Palm Beach next door closed 218 and holds Lost Tree Village and Seminole Landing behind their gates.
The one full-service base on the island, on the ocean side. It suits a buyer touring the towers. It is also the practical place to sleep for anyone looking at North Palm Beach, which has no hotel of this kind.
Ten minutes covers the gap between here and the gates, which is worth knowing before booking somewhere further south.

Palm Beach Gardens
Palm Beach Gardens closed 1,279 sales in the twelve months to August 2026, and it is the center of the county's private golf. PGA National, Mirasol, Old Palm and the Frenchman's communities all sit within a few miles of each other. A search here is really a search of clubs.
The natural base for the golf corridor, and the only hotel in this guide that sits inside one of the communities a buyer would be shopping. Staying here puts you on the fairways PGA National members live on, with the club communities of the corridor minutes away.
A buyer comparing golf communities should tour from here rather than the coast. The clubs show best in the morning, and mornings are wasted commuting.

Jupiter
Jupiter closed 1,292 sales in the twelve months to August 2026, the second deepest market in the county, and the fastest. Homes under a million dollars reached contract in a median 35 days. Four sales cleared twenty million at a median $28.4M.
On the Intracoastal at Harbourside, walking distance to dinner and minutes from every neighborhood a Jupiter search covers. It is the base we recommend in town, chosen for access and ease rather than ceremony.
Candor requires a note. Jupiter has no five-star resort. Jupiter Beach Resort holds the best location in town, on the sand by the inlet, but the property is dated. A buyer who wants five-star comfort while shopping Jupiter stays at The Breakers and makes the forty-minute drive.

Delray Beach and Boca Raton
Boca Raton is the busiest market in the county at 2,613 closings in the twelve months to August 2026, and Delray follows at 1,270. Both carry a serious top end. Seven Delray sales and five Boca sales closed above twenty million dollars.
On Atlantic Avenue with a beach club at the end of it, which is how most of Delray works. Walking the avenue on a Friday evening is the fastest way to decide whether Delray is your kind of town, and it is a strong opinion either way.
Oceanfront alternative: Opal Grand, a block off the avenue on the sand.
VisitFor the southern end of the county there is one answer, and nothing else comes close. A five-star resort campus rather than a hotel, and a fair introduction to Boca, where much of life happens inside gates and clubs. A buyer looking at the country club communities will recognize the register immediately.
Boca rewards a longer stay than the other towns here, because its neighborhoods are farther apart and the days involve more driving.

The Rental Question
Buyers often ask about renting a house for the scouting trip instead. The short answer is that good ones exist and they are scarce. Much of the county limits short-term rentals, the island especially, and the houses that rent well are rebooked by people who return every year. Browsing the rental platforms here is a lottery, and the misses cost the one thing a scouting trip cannot spare, which is time.
A month or a season is a different question, and the honest answer is similar. The seasonal rental market here is thin, the good houses are held by tenants who return every year, and arranging one is a project in its own right. The hotels above are the dependable route, and they will hold you comfortably for as long as the decision takes.
How Long to Stay
Plan on three nights for one town and five to compare two. A single night tells you about the hotel rather than the place.
The value is in the unscheduled hours. Showings occupy a morning or an afternoon. What remains is the part of the trip that actually informs the decision: dinner in town, the drive back, the pace of an ordinary evening. Buyers who allow for that time make surer decisions than buyers who fly in for a day of appointments.
Choose comfort first. A well-run hotel disappears into the background and leaves your attention for the houses. When a search spans two markets, finish one town before starting the next. If the trip is short, base at The Ben or The Breakers and let us bring the county to you.
When to Come
The season runs November through April. Inventory is at its widest because most owners list into the months when buyers are here, and the town is at its best. It is also when sellers are in residence, which makes showings harder to arrange and the good hotel rooms scarce months ahead.
May through October is quieter in every sense. Fewer new listings, far easier access, better rates, and sellers who have had a season to think about their price. Buyers who are willing to travel in summer generally see more of what they ask to see.
Either way, tell us the dates before you book. We can usually shape a trip around what is genuinely available that week, including properties that are not openly listed. There is also no sense flying in on a week when a gala fills the island. Our guide to the social season sets out what is happening in either half.
Bottom Line
Everything about a house can be studied from a distance except whether you would be happy living in it. That part is settled in person, over a few comfortable days, and it should be the easiest part of the search. Tell us your dates, your price range and the towns on your mind. We will line up the properties worth seeing, including those that never reach the portals, and tell you honestly which hotel suits the trip. You handle the flight. We will handle the rest.
Worth remembering: Tell us the dates before you book. We will arrange the week around the properties, and the hotels above will take care of everything else.
Market figures are Beaches MLS closed sales in the trailing twelve months, taken from our own community pages so they match the rest of the site. Every town is current to late August 2026 except Manalapan, whose figures carry an as-of date of June 23, 2026.
Hotel entries state name, town and setting only. Rooms, rates and availability change, so those belong to the properties themselves and each one is linked. We take no commission and hold no arrangement with any hotel named here.
