The Same Budget, Priced
The county prices one budget at very different rates depending on the address, and the spread is the real translation lesson. In the $4M to $6M band, recorded house sales run $993 a foot in Palm Beach Gardens and $1,068 in Jupiter. The figure is $1,127 in North Palm Beach and $1,200 in West Palm Beach. The island then doubles the rate, $1,850 for a condo and $2,157 for a house. A Miami buyer used to paying tower rates will find most of the county underneath them.

What the Tax Math Actually Changes
The answer is not much, and that is the point. Both counties live under Florida's framework, so the move carries no state income tax event. The mechanics that matter are local. Millage varies by county and municipality, and the homestead exemption re-files at the new address. Florida's portability rules can move up to $500,000 of accumulated Save Our Homes benefit to the new homestead. On a long-held Miami home that benefit is real money, and the filing has deadlines.
