Banyan Tree Residences will be the brand's first homes anywhere in the United States, which makes the choice of address a statement. Hotel names entering American residential real estate have usually started in Miami or New York. Banyan Group went instead to a Florida downtown where the new construction pipeline already counts twelve luxury condominium projects. The brand is arriving into real competition, on purpose, one block from CityPlace.
The outline is compact. A tower of 25 stories will hold 88 residences that run from one bedroom to four, with penthouses above them. Reported pricing starts at $1.9M. Douglas Elliman Development Marketing sells the building from an on-site gallery, and no project website exists, so the gallery is the record of what is available and at what figure.
The Names on the Drawings
The roster explains much of the ambition. OMA is the architect, working with Corwil. Yabu Pushelberg takes the interiors and Enzo Enea the landscape. For a downtown West Palm Beach commission the list reads like one assembled for a larger city, which appears to be the developers' point.

Eighty Eight Corners
The geometry is the building's simplest claim. Each home occupies a corner of the floor plate, and a terrace wraps the two exposures that come with it. No residence faces a single direction. Holding that rule across all 88 homes on 25 stories keeps the count low for the height, and it gives the sales gallery one sentence that covers the entire building.

The Vote in August
West Palm Beach's Downtown Action Committee heard the tower in August 2026 and passed it without a dissenting vote, a clean pass at full height. A listing has circulated showing 24 stories and a Dixie Highway address. City filings carry 25 stories at 400 Hibiscus Street, and this report follows the filings.

The published record gives no groundbreaking date yet. What it gives is a target, completion in 2029, and a sales operation already running at the site.
What the Flag Carries
Banyan Tree built its reputation on wellness hospitality, and the building commits a full floor to it. The spa shares the level with a hammam and a cold plunge. A meditation dome opens onto its own garden, and cryotherapy completes the program. Ownership also carries Sanctuary Club privileges, honored at Banyan's hotels, so the residence stays connected to the brand that named it.
Hotel flags are a theme of this construction cycle. The Ritz-Carlton Residences rise on the waterfront, and Mandarin Oriental's residences are planned for Northwood. Of the set, only Banyan Tree arrives without a single American residence behind it, and its opening chapter runs through 400 Hibiscus Street.
