Before You Buy at Ocean’s Edge on Singer Island

Wanting a home at Ocean's Edge is easy to explain. Forty residences stand on nineteen oceanfront floors at the north end of Singer Island, one or two homes to a floor, each reached by private elevator. Owning there with clear eyes takes more than the view. It takes the recorded prices rather than the asking prices, the carrying costs, and the documents that describe how the owners run their building. This guide covers that path in order, from the building's full sales record to the paper a serious buyer reads before signing. It is how buying at Ocean's Edge actually runs.

What Ocean's Edge Is

Ocean's Edge is the boutique answer to Singer Island's tower skyline. Toll Brothers finished it in 2008 at 5050 North Ocean Drive, a building with private-elevator entry and few neighbors. Homes run from about 2,800 square feet to a 7,900 square foot penthouse, and the floor plans face both waters, the ocean east and the Intracoastal west. Every residence carries two garage spaces. The address sits in Riviera Beach, the municipality behind Singer Island, a point that matters for taxes and schools rather than for the beach.

The island around it is repricing. Our second-quarter report counted a doubling of top-end island sales year over year, led by the new boutique towers. In our island market report, Ocean's Edge sits in the island's second pricing tier at $900 to $1,200 per square foot. That tier sits below the newest construction and well above the legacy stock. That report also warns against pricing this building off its newest neighbor, because the two are different products wearing one beach. What the Building Trades At

Our records hold fifteen recorded closings at the building since January 2021, and they arrive in two waves. Six homes closed in 2021, between $461 and $909 per square foot, as the island absorbed the post-2020 demand surge. Two closed in 2023. Nothing recorded in 2024 in the records we hold. Then the current wave began in late October 2025, and seven residences have closed since.

The repricing between the waves is the finding. The 2021 closings carried a median of $709 per square foot. The six export closings from late 2025 through May 2026 carried $892. The range topped out at $1,159 on a fourteenth-floor home that sold without sitting on the market. The newest closing tempers the picture. Unit 1203 closed in September 2026 at $745 per square foot, after 253 days on market and at 84.2 percent of its last asking price. Well-priced homes here have moved in weeks. Ambitious asking prices have waited the better part of a year and given back the difference.

What Each Line Costs

The building prices by line more than by floor. The 02 stack, three-bedroom plans of 3,136 square feet, has recorded six closings from $1.69M in early 2021 to $3.1M in May 2026. The larger homes on the 01 side, 3,883 to 4,971 square feet, recorded six closings between $3.25M and $4.5M. The smaller 03 plan has traded twice in our records, and the penthouse above them all closed at $7.25M in April 2021, the building's recorded top. Within each line, our building page notes that higher floors command a premium for unobstructed sight lines, and renovation status moves price as much as height.

One residence shows the repricing better than any table. Unit 402 closed at $1.69M in January 2021, then sold again in May 2023 at $2.72M, a gain of 61 percent in twenty-eight months. Both campaigns ran about a hundred days, and both closed below their asking figures. The pattern repeats across the building: recorded prices climb, and asking prices still negotiate.

What It Costs to Carry

The monthly fee here has no published schedule, and assessments vary with unit size. What the fee funds is on the record. It covers around-the-clock security, concierge and valet service, and the master building insurance. Reserves and the pool, beach and shared amenities ride on the same bill. For scale, our island report quoted association fees of $2,700 to $5,500 a month across the island's four second-tier buildings as a band, not a schedule. The exact figure for any residence comes from the association's budget and the estoppel letter during a purchase.

Insurance deserves its own line in the budget. Master policy premiums have increased substantially across coastal Palm Beach County buildings since 2022, and that cost flows through the association into the monthly fee. Owners carry their own HO-6 policies on top. Property taxes need the same care, because Florida resets assessed value after a sale. What the Documents Will Tell You

Every Florida condominium buyer now shops in the inspection era. Since the Surfside collapse, the state has required milestone inspections and structural reserve studies for older buildings. It now prohibits the old practice of waiving reserve contributions by owner vote. Our study of a 1986 tower in West Palm Beach measures what those costs do to prices in the buildings that carry them. Ocean's Edge sits on the young side of the era. Built in 2008 to post-2004 hurricane codes, with impact glass and reinforced concrete throughout, it reaches its first milestone inspection around 2033.

Young or not, the building has answers only its paper can give. Rentals are permitted subject to a minimum lease term and board approval of the tenant, and the declaration states the lease duration, any rental cap and any transfer fee. Pets are allowed with restrictions the association confirms. Reserve funding and assessment history live in the budget, the reserve study and the minutes. Our records hold this building's every recorded price. They do not hold its budget, and we will not guess at one. The document review is where the second half of the purchase decision happens.

One residence is listed today, a three-bedroom on the seventh floor at $2,149,000, which is $763 per square foot against the recent recorded band.

Then cover the quiet side before committing to what is listed. The recorded prices have climbed between the building's two waves, the asking prices still negotiate, and the deed record shows which number to believe. What the public record cannot show is how the association runs its own house. Those answers sit in documents any serious buyer can hold before the contract is signed.
