Most of Singer Island's oceanfront towers went up decades ago. One exception stands at the end of the road. Kolter Urban completed 5000 North Ocean in 2020, a 19 story tower with 48 residences beside MacArthur Beach State Park. Owners have barely let go since. The multiple listing service (MLS) record through August 2026 holds two resales, closed in 2025 at $5.7M and $6.75M, and both cleared the top of the building's launch range.

The End of the Road

Drive north past the resort cluster and Singer Island changes character. The hotels fall away and Ocean Drive runs out at MacArthur Beach State Park, whose beaches stay empty by law. Kolter Urban put its tower at this quiet end, on direct ocean frontage with parkland for a neighbor. The marinas of North Palm Beach and the mainland's restaurants sit ten minutes over the bridge.

The position cannot be copied. Nothing further north is left to build, so the last address before the park will stay the last address. Owners take the ocean without the resort traffic, and the park keeps the quiet permanent.

What Kolter Built

The tower rises 19 stories and holds 48 residences of two to four bedrooms, every one facing the water directly. Floors carry two to four residences each, which keeps corridors short and neighbors few. Construction is current throughout, with modern hurricane engineering, floor to ceiling glass and building systems designed this decade. Launch pricing ran roughly $2.6M to $5.6M.

On an island whose skyline mostly dates to earlier building booms, newness of this kind exists in exactly two purely residential towers. The Amrit resort residences are newer still, and they belong to the island's resort tier. VistaBlue delivered in 2018 with 58 residences further south. Kolter's tower followed two years later at the park's edge, and the rest of the Singer Island market is measured against it.

Two Closings, One Verdict

Scarcity was designed into the building, and the ledger shows it held. The MLS record contains exactly two closed resales. Residence 1601 closed in January 2025 at $6.75M against a $6,995,000 asking price, after 21 days on the market. Residence 803 followed in April at $5.7M, from a $6.3M asking price, after 60 days.

Both residences measure 3,753 square feet, which puts the two closings at $1,799 and $1,519 a foot. The launch range topped out around $5.6M, so the building's first recorded resales closed above the highest figure the developer had asked. A premium claimed at delivery was still standing five years later.

The current year shows no recorded MLS closing in the building through August, consistent with owners who bought new intending to stay. Resales surface slowly here.

Before You Wait for a Residence

Buying in a building that sells this rarely takes a different plan than an open market does. Buyers who want the address typically register their interest and wait for a specific floor plan and exposure, because those matter more here than timing. When a residence surfaces, the two recorded resales are the only guide: both went to contract inside two months, and both closed above the launch range.

The premium has a plain basis. Buyers pay for what the island's vintage towers cannot retrofit: current engineering, modern glass and plans drawn this decade. Weigh the tower against VistaBlue on floor plan and position, then decide which end of the island suits your life. Bottom Line

Kolter Urban built Singer Island's benchmark for current construction, and owners answered by not selling. Both recorded resales since delivery cleared the launch range. Position beside the state park and a small residence count keep the scarcity structural.
