Atlantic Fields opened its books to the county in March 2025. The first recorded year reads like nothing else in the region: 33 closings for $242.1M, every one of them raw land, at six to seven lots a quarter. There has been no deceleration, and no finished home has traded. The record shows a community selling dirt at an average of $7.34M a parcel. The strangest number in it: the smallest lots cost nearly triple the estate parcels per acre.

What Atlantic Fields Is

Atlantic Fields is Discovery Land Company's private community in Hobe Sound, 1,500 acres in Martin County holding 317 home sites. The grounds carry a completed Tom Fazio championship course, an equestrian program on the old polo grounds, and an organic farm. It is the first Discovery community in the greater Palm Beach region, and it shares an entrance drive with Grove XXIII, Michael Jordan's private club. The company behind it runs more than 35 communities worldwide, and its buyers famously follow it from one to the next.

The First Year Ledger

The Martin County Property Appraiser recorded 33 closings inside the community's planned unit development (PUD) from March 2025 through late February 2026, $242.1M in all. The developer entity was the seller on 31 of the 33. The quarterly rhythm is the striking part. Six closings in each of the first two quarters, then seven in each of the next three. Launch waves usually decay. This one has not.

Two cautions keep the ledger honest. Florida records deeds at closing rather than at contract, and the gap between a lot agreement and its recorded deed can run months. The 33 recorded sales are a floor on committed demand rather than a ceiling. And the fourth quarter's average was lifted by the community's two estate parcels, 5.16 and 6.40 acres, closing on the same day. Strip those and the quarter's average lot runs $7.05M, in line with its neighbors.

The Inverse Acre Premium

Sort the 33 sales by lot size and the community's pricing logic inverts everything the county's land ledger teaches. The lots under an acre averaged $10.0M per acre. The estate parcels above two acres averaged $3.6M. Same gates, same course, opposite per-acre dynamic.

The explanation is that an Atlantic Fields lot is mostly membership, infrastructure and access to the Discovery program rather than land, a largely fixed value distributed across whatever acreage carries it. A half acre lot at $6.75M works out near $12.7M per acre because the club is in the price. The street structure confirms it. Comparable lots trade at consistent per-acre rates on their own streets regardless of when they closed. A regression on the sub-acre cohort finds no time trend at all. Buyers are paying for position inside the community, not for a rising land market.

Where the Money Comes From

The deed record's mailing addresses sketch the buyer pool without naming anyone. Of the 33 recorded transfers, two are developer-side entries, an affiliate purchase and one lot returned to the developer, leaving 31 third-party closings. New York and California supplied five each, finance and technology wealth by their addresses. Six came from inside Florida, and that group is the most telling. The recorded addresses include Flagler Drive in West Palm Beach and Palm Beach Gardens, and one buyer's mailing address sits inside Admirals Cove. The established local luxury tier is buying in, which is how a new community gets adopted rather than merely marketed. The rest spread across nine other states and one Puerto Rico address, most purchasing through trusts and limited liability companies, the normal privacy practice at this tier.

Bottom Line

The first recorded year at Atlantic Fields sold $242.1M of raw land at a steady six to seven lots a quarter. It priced the smallest lots at nearly triple the estate parcels per acre. The buyers came from the county's own luxury tier as much as from out of state. The community's real price level arrives with the first finished homes. The demand arrived first.
