The Club Is Part of the Purchase
Discovery Land communities sell the club and the home as a single decision. Membership at Atlantic Fields is private, extended by invitation and tied to owning property, and the club runs an application process before a buyer is approved. The membership cannot be separated from the real estate, and the club's application runs ahead of the closing.
That structure shows up in the public record. Per the Palm Beach Luxury Deed Census, the developer was the seller on 141 of the community's 144 recorded closings through the September 2026 county files. A buyer here negotiates with one counterparty that controls supply, timing and approval all at once. Cottage, Villa or Ground
The product decision comes before the price decision. Atlantic Fields sells finished homes and raw ground through eight collections, and they behave differently. The Lakeside and Club Cottages and the Mustang Villas are turnkey builds by Discovery Builders, bought more like new construction anywhere. The estate collections sell land, and the buyer brings a build.
Release pricing as of August 2026 opened at $6.7 million for cottages and reached $15.6 million for the largest preserve estate sites. A release price is an offer from the developer, and the deed record is what buyers actually paid, so read them together.
From Contract to Keys
The stages run in a fixed order, and each one sits on a different side of the public record. The application and the contract are private. The closing is not: every Atlantic Fields purchase records as a deed at the Martin County courthouse, with the price, the parcel and the parties on its face.

The timeline is the other half of the decision. An estate lot buyer signs up for design review and a custom build after closing. The community's first completed homes are expected to reach certificates of occupancy through 2026 and 2027. The turnkey collections shorten that path, though the developer's construction schedule sets the pace.
What You Can Verify Yourself
A buyer can check more than the sales gallery suggests. The deed record is public and already answers the pricing questions that matter. It shows what each lot tier has closed at and what the community's single resale returned. We read it deed by deed in the Atlantic Fields deed census ledger and in the lot record study.
The club's side stays club controlled. Membership categories, admission and cost are published by no county office, and we never print a figure the club alone can confirm. Treat any dues number you read online as unconfirmed, ask the club directly, and have the membership documents reviewed with the purchase contract rather than after it.
Who It Suits, and Who It Does Not
Atlantic Fields fits a family that wants its club life built in behind one gate. The golf, the farm, the barns and the children's programming all come with new construction the family can shape. The nearest alternative is not another golf club. It is Jupiter Island, a few minutes east, which offers the ocean and generational privacy with no developer in the middle.

The gated golf comparison runs south of the county line. The Bears Club, Old Palm and Panther National each pair elite golf with a gate, closer to the airport and with resale histories a buyer can study. A boating family should look at Admirals Cove instead, because Atlantic Fields has no marina. Buyers who want a finished, proven market today have those choices. Buyers who want Discovery's model on Florida's east coast have exactly one address.
Bottom Line
The purchase is a package: the ground, the build path and the club arrive together, on the developer's calendar and after the club's approval. The public record covers the prices, and the club controls the rest. Bring your own representation and read both halves before you sign either one.
