The Island Phipps Built
Everglades Island is not a leftover of nature. Bessemer Properties, the Phipps family concern then among Florida's largest landowners, dredged and filled it out of the lake in the late 1930s. The access road's right of way came from the Everglades Club. The war interrupted the work, and Bessemer resumed it afterward with rules that shaped the street's character. House sizes were restricted, and lots were sold to owners rather than speculators. The island was manufactured, and so was its discipline.
One Street, All Water
The whole island is one quiet drive, and geometry does the rest. Every home backs to the water, docks sit behind hedges rather than in marinas, and the lots run to roughly a half acre with the largest at the southern point. Unlike Midtown or the Estate Section, nothing here fronts a through street, and unlike the oceanfront there is no coastal setback line to negotiate. The address is scarcity by construction, a finite ring of lake frontage inside the town that cannot be extended.
Nine Sales in Five Years
The multiple listing service (MLS) record since 2021 is nine closings, fewer than two a year from a street of substantial houses. The calendar has holes, including all of 2023, when nothing recorded at all. Nothing has closed below $21.75M in the window, and since mid 2023 nothing has closed below $25.4M. The median across the nine is $31M.
Scarcity this severe changes what a listing means. A seller here is not competing with the street, because the street almost never sells. The competition is the rest of the island's lakefront. The record shows buyers paying a premium to land on the one ring of it with a bridge of its own.

What the Lake Now Costs
The per-foot arc is the clearest signal in the ledger. The first 2021 sale closed at $3,040 a square foot. The newest closed in March 2026 at $6,450, the street's record, on one of the smaller houses in the ledger. Buyers at that figure are pricing the lot and the position, not the improvements, the same logic that now governs the island's estate market.
The recorded numbers are also a floor. Our study of the island multiple shows a meaningful share of Palm Beach trade never reaches the MLS. A street this small and this held is exactly where private deals concentrate. When nine sales are the whole visible record, the invisible ones matter, and pricing an Everglades Island home means reading both ledgers.

Everglades Island trades fewer than twice a year, never below $21.75M in the current record, and its newest sale set the street's per-foot record at $6,450. A manufactured island has become one of the town's most disciplined markets, and the discipline was designed in from the first dredge.
