The Case
The case is buying infrastructure early. Roughly half the plan's land is conserved forever, and the civic pieces arrive on the developer's calendar. Every delivered phase makes the address more finished than the one buyers paid for. Owners who entered the county's previous master plans early and held through build-out generally watched the plan do the work.
The resale depth is the surprise. A community this young rarely records volume like this, which means early owners already have a functioning exit market rather than a promise of one.
The Record
The windows below grow heavier as deliveries stack, at $394 per square foot blended across pods that price like different towns. The estate pods have recorded to $7.8M. Blended medians mislead here, so treat the table as a volume gauge and price any specific home inside its own pod.

The Entry Points
Pod selection is the entire entry decision. Family pods near a million ride the deepest demand, mid-tier pods above it track the corridor's growth, and the estate pods are a bet on the finished plan's prestige. The disciplined entry is the pod one tier below the buyer's ceiling, which keeps both the exit pool and the upgrade path wide.
Resales that undercut the neighboring builder release are the recurring opportunity. They appear every window and clear quickly.
The Risks
Build-out risk is the whole list. Construction runs for years, amenities arrive when the developer schedules them, and builder releases compete with every resale until the pods close. If corridor hiring slows, the newest supply discounts first. Avenir rewards owners who underwrote the calendar and punishes owners who assumed it away.
The Hold Math
The hold math is a build-out arc. Enter against builder pricing, accept construction-era living, and target the far side when the town center and schools are facts rather than renderings. The conservation half then does what protected land always does beside finished communities. Horizons under five years should buy finished neighborhoods instead.
Bottom Line
Avenir already trades 176 resales deep inside a plan still delivering, which settles the liquidity question early. The investment case is the build-out arc and the conserved half, and the risk is the calendar. Buy the pod, underwrite the years, and let the plan finish the argument.
The underwriter's line on Avenir: price the home inside its pod and the investment inside the calendar, and never confuse the two.
Every figure is a BeachesMLS recorded closing from November 2024 through October 2026. The scope is the Avenir subdivision records with City Palm Beach Gardens, board twins deduplicated on address and price. Blended medians across pods are flagged as directional. Plan facts follow the public record and evolve.
Nothing here is individual investment advice. The figures describe a recorded market, and any purchase decision should weigh personal horizon, carrying costs and the condition of the specific property.
