The Plan
The numbers are the argument. Nearly 4,800 acres along the Northlake corridor, about 3,900 homes planned, and roughly 2,400 acres held in conservation, the feature that will matter most in twenty years. Builders run their own pods inside the master framework, from family streets to estate enclaves, with the town center, schools and civic pieces arriving in sequence since 2018.
How the Pods Price
Each pod is its own market with its own builder, gate and association. Family pods trade in the high six figures, mid-tier pods cluster above a million, and the estate pods have recorded to $7.8M. Comparing a listing against the plan-wide median is the standard mistake here. Compare inside the pod, and against the builder's current releases next door.
The Market
The last two years recorded 176 resales at $394 per square foot blended, against the deepest active shelf in the Gardens. Builder deliveries and early resales overlap, which keeps leverage with prepared buyers for now, and makes seller pricing an exercise in watching the releases. Market time runs a little over two months at the median and varies widely by pod.

The Ledger
The complete resale record follows, the youngest ledger on any of our community pages. Its depth is the point: Avenir already trades like an established market even while the plan builds around it.
BeachesMLS recorded closings, board twins deduplicated. Lot sizes are in square feet. The table reads resales, with builder-to-buyer closings excluded where the feed allows.
The Honest Read
Buying into a plan mid build means construction traffic, builder competition against your future resale and amenities on the developer's calendar. It also means entering the county's last frontier at opening prices, beside land that can never be developed. Both are true. Short horizons should buy finished neighborhoods elsewhere, and long horizons should study the conservation map before the floor plans.
Bottom Line
Avenir recorded 176 resales in two years across pods that price like different towns, under the county's last master plan with half its acres conserved. The blended median misleads and the pod ledgers do not. Buy inside the pod, underwrite the build-out calendar, and let the conservation half do the long-term work.
For buyers in Avenir: compare inside the pod and against the builder's current release, never against the plan-wide median, and decide with the conservation map open.
Every figure is a BeachesMLS recorded closing from November 2024 through October 2026. The scope is the Avenir subdivision records with City Palm Beach Gardens, board twins deduplicated on address and price. Medians are used throughout and blend the pods, which the copy flags as the number to distrust.
Plan facts follow the public record: development from 2018 on nearly 4,800 acres with about 3,900 homes planned and roughly 2,400 acres in conservation, built by multiple builders in pods. Figures are the most commonly cited public numbers and the plan evolves. This is market description, not a valuation of any property.
