Is Singer Island a Good Investment? The Five Year Record Examined

Singer Island holds the county's tallest oceanfront towers and some of its lowest oceanfront prices, which is why this question keeps arriving in our inbox. The recorded answer has two halves. Luxury condominium prices per foot rose about 17 percent across the last four full years, steady rather than dramatic. The tier above three million dollars just recorded its busiest first half since the 2021 frenzy. We are not investment advisors and this page makes no forecast. It lays out the five year ledger, condominiums and houses counted separately, with the costs beside the gains.

What the Condominium Record Shows

The condominium ledger is the island's real market, with 870 recorded sales across the five and a half years against 125 house sales. The luxury tier is sales of a million dollars and up. Its median price per square foot climbed from $708 in 2021 to $827 in 2025 and never gave back a full year. That is the roughly 17 percent gain in the scoreboard above, before any cost of ownership. Read the basis before reading more into it. The tier's median sale price was lower in 2025 than in 2021 even as the per foot figure rose. The mix of what sold changed across the window. Medians follow the product that happens to close, which is why this page prices the island by the square foot and never blends houses into a condominium number. The House Side, Counted Separately

The island's houses are a different market and we count them apart. The dataset holds 125 recorded house sales in five and a half years, spread across the harbor pockets and the ocean block streets. The 2025 column shows 29 closings at a median $2.15M, and the recorded top is Pine Point's $8.56M sale in March 2025.

A caution belongs beside the house medians. The typical house that sold in 2025 measured about a quarter larger than the typical 2021 sale. The median's climb therefore partly tracks bigger product rather than the same house repricing. The scarcity is the more durable fact. With this few trades a year, a buyer who wants a specific street may wait a season for it, and a seller faces little direct competition.

The Top Tier and Its New Buildings

The island's condominium stock has changed generations, and the record shows it. Closings at three million dollars and up ran 27 deep in the 2021 frenzy and fell to a third of that pace through the middle years. They have now rebuilt, and the first half of 2026 matched all of 2025 on its own. Our Q2 2026 report found the boutique buildings supplying that depth, VistaBlue twice and One Singer Island among them in a single quarter.

The ceiling of the record sits in the classic towers rather than the new ones. The island's highest recorded condominium sale is a 7,445 square foot tower suite at 2700 North Ocean, closed in February 2025. Sales like that trade on trophy economics and say little about the broader stack. What the tier's depth says is simpler: ten closings in six months is a half-year pace the tier last recorded in the frenzy itself.

The Discount Question

The strongest recorded argument for the island is its price against the county's marquee oceanfront. Our 2025 Singer Island report measured the island's $5M+ condominium sales at roughly 47 percent below comparable Palm Beach oceanfront product on a per foot basis. Our quarterly coverage has since found the island still carrying the widest oceanfront discount in the county. The per foot ladder below shows how far each tier sits beneath the benchmark.

A discount is an observation, not a promise. Similar gaps elsewhere in the county have narrowed over the last five years, and whether this one follows is exactly the kind of forecast we do not make. What a buyer can verify today is the gap itself, the new buildings resetting comparables inside it, and a beach the county cannot widen. What the Record Cannot Price

Every gain above is gross, and the costs sit outside the sales record. Condominium ownership here carries monthly association budgets that vary sharply by building, and our building tier analysis found assessment exposure in the older towers that buyers routinely underestimate. Florida's post Surfside inspection rules have made building finances a diligence item everywhere on the coast. Newer buildings carry fewer of those unknowns and charge for the privilege.

The rest of the carry is standard Florida coastal arithmetic. Property taxes reset to purchase price for a new buyer, which our county tax guide walks through, and coastal insurance has repriced sharply this decade. What 2026 Shows So Far

The half year in hand points both directions at once, which is worth stating plainly. The top tier is the busiest it has been since the frenzy. Beneath it the market asks for patience. The median luxury sale in the 2026 half waited about 136 days from listing to contract, the longest wait in the window. Sellers since January 2025 have closed at a median 92 percent of the asking price. Buyers are paying for the island, and they are negotiating too.

Neither fact settles the question this page opened with. They describe a market where well priced property clears and ambitious asking prices sit, which is what a value market in mid repricing looks like in the data. A good share of our buyer work on the island happens inside that gap. The record runs through June and we will restate it as the year completes.

Bottom Line

Judged on its recorded ledger, Singer Island is a steady market rather than a spectacular one, and its case rests on the island's wide discount to Palm Beach. The condominium tier has repriced gradually, the top tier has deepened as new buildings delivered, and the houses trade on scarcity. The costs of coastal ownership take a real share of the gross gains, and building finances deserve as much diligence as the view. Whether that mix makes a good investment depends on the buyer's horizon and carry tolerance, and that judgment belongs to the buyer and their advisors, not to us.
