The Longest Stretch on the Drive
Groundbreaking is planned for 2027 and completion is targeted for 2029, roughly three years from today's signature to keys. No other address on the drive asks for that much calendar. The flagship next door delivers in 2027, and The Bristol has stood finished since 2019. The stretch is the price of entering first, and it compounds every question below. Deposits sit longer, life can change before closing, and the market will reprice the street at least once before the towers open.

Deposits Across Three Years
Preconstruction deposits step in stages tied to the developer's milestones, with the balance due at a closing called on the developer's notice. The schedule, the amounts, and where the funds sit are all set by the purchase agreement. Florida law governs how developer deposits are held and which portions may fund construction. Over a three year stretch those terms matter more than at any shorter project. Have your attorney confirm the escrow terms, the milestone triggers, and every date before signing, because the contract will outlast most market forecasts.
Title, Assignments and the Window
Three decisions deserve settling before the contract does. Over a three year calendar that right is worth real money even if you never use it.
The window comes third. Under Florida's condominium statute, a buyer of a new unit may cancel within fifteen days of signing and receiving the condominium documents. Those fifteen days are the diligence period that counts, the one stretch when the declaration, the budget and the rules can still change your mind without a negotiation. Read them then, with counsel, or accept them for three years.
