One Budget, Two Formats
The county pipeline spans a wide price range, and two of its projects meet at the bottom of the luxury band. Nora House opens at a stated $2M and Olara opened at a reported $1.7M. Edgeworth launched from a reported $2.5M in March and now lists from $5.5M, leaving the band entirely. A buyer holding that first sum faces a real decision about format before any decision about finishes.
- Olara, from $1.7M
- Nora House, from $2M
- Edgeworth, from $5.5M

The Mid Rise Case
Nora House keeps to 11 stories inside the warehouse revival the district's own site presents at norawpb.com. The plan holds 117 residences over about 18,900 square feet of street commerce. The roof carries the program: pool, bowling, pickleball, a golf simulator and six guest suites. Our launch study makes the longer argument. The short version is that daily life here happens on the sidewalk, not on an amenity level.

The Tower Case
Olara answers with height and amenities. Its 26 stories hold 275 residences on the waterfront, with nearly 80,000 square feet of amenities and a private marina below. Construction is under way toward a 2028 delivery, which means a buyer joins a building already rising. Edgeworth makes the corridor's other case beside South Flagler House: two 28 story towers of 184 residences, targeted for 2029. More than 90,000 square feet of amenities sit beneath a private elevator to every home.
Both towers put the daily amenity inside the property line and staff it. What happens on the streets below is somebody else's project, which is either the point or the problem, depending on the buyer.

What Each Format Trades
The tower offers water, height and staffed amenities, at the cost of distance from the street below. The mid rise offers the street itself, without the view and with a lighter published program. The real question is where you want your day to happen.

Timing divides them as sharply as height. Buy at Olara and the building is already rising toward 2028. Buy at Nora House and you wait through a groundbreaking targeted for mid 2027 before anything rises, with completion targeted for 2029 alongside Edgeworth. Between Nora House and Olara the prices sit close, so that purchase is a choice of format first and a negotiation second.

Nora House figures follow the developer's published materials as of March 2026, subject to change, including the stated range of $2M to $6.5M. Olara's entry is as reported in its launch materials. Edgeworth's launch figure is as reported in March, and its developer's site lists the current entry as of September 2026. Counts, heights and delivery targets follow our pipeline pages as of September 2026. The $300,000 spread is the difference between the Nora House and Olara entries. Every price in this piece is an asking figure, and no closing has recorded at any of the three buildings.
