Three Models, One Downtown
Mr. C Residences runs under the Cipriani family's flag, a condo-hotel with its Bellini dining venues, so the residence and the hotel operation share one address. Nora House is the first condominium offered for sale in the Nora warehouse district, betting on the street outside its lobby. Banyan Tree Residences is the group's first American residential address, a corner near CityPlace with an entire level kept for wellness. The county pipeline counts twelve luxury projects in the city, and these three mark how wide the spread of intent runs.

Banyan Tree Against Mr. C
The clearest contrast pairs the two hospitality names. Both sell a brand along with a residence, and they mean different things by it. At Mr. C the hotel is the point. The building operates as a condo-hotel, and ownership can plug into a rental program when the owner is away. At Banyan Tree the hotel stays elsewhere. Owners hold private homes and carry Sanctuary Club privileges honored at Banyan properties, while the tower's published program is residential.

The District Play
Nora House stands apart from both because its argument is the neighborhood. The Ronto Group heads the venture, joined by NDT Development, Wheelock Street Capital and Place Projects. Swedroe Architecture drew the building, 11 stories holding 117 homes at 1105 North Dixie Highway, with commercial space of about 18,900 square feet at street level. Six guest suites, a golf simulator, pickleball, bowling and a pool share the roof. Pricing was stated at $2M to $6.5M on the district's own site, with groundbreaking targeted for the middle of 2027 and completion for 2029.
Where the Prices Overlap
Price is where the three stop sorting themselves. Banyan Tree was reported from $1.9M and Nora House from $2M, an overlap of a hundred thousand dollars at the entry. Mr. C's current sheet lives at its gallery and on its page, and this report does not restate it. The overlap is the practical point. A buyer with roughly $2M can open all three doors, so the choice runs on model rather than budget.

Which Buyer Each Serves
The sorting follows from the models, not from any ranking. A buyer who wants hotel operations attached to the residence and a rental path when away is describing Mr. C. A buyer backing a neighborhood's rise, at mid-rise scale with the district as the amenity, is describing Nora House. A buyer who wants a private home organized around wellness, with a brand relationship that travels, is describing Banyan Tree. All three can be right, for three different people, in the same season downtown.

Downtown's new towers overlap on price and divide on purpose. Mr. C sells a condo-hotel under the Cipriani name. Nora House sells its district, 117 homes from a reported $2M. Banyan Tree sells wellness and a corner for all 88 homes, from a reported $1.9M, with both it and Nora House targeting 2029. Read the models first and the price sheets second, because at the entry the money is nearly the same.
